Arrived for ac maintenance today. Started at furnace and checked. Blower wheel is clean. I replaced filter. Running amps are good. There’s a 21 degree temp split. At the condensing unit all pressures and charge look good. All electrical components are running properly. I rinsed coil clean. System is running upon departure. Thanks for choosing LBA.

Arrived to do a performance maintenance. Set system for cooling. Measured the systems static pressure measured a temperature split between return and supply air. Found the system operating with failing static pressure. Went outside and verified refrigerant levels. Verified operation of all electronic and mechanical components. Found that the capacitor for the condenser is failing. Rinsed coil free of debris. Went back inside and checked interior of the furnace for cleanliness. Spoke with homeowner about the system. Air conditioning system is operational at this time.

Went for a maintenance call today. Tested for static pressure, system is failing. Blower motor is close to max rating. As well as capacitor, fan and compressor are passing. DATE: 3/17/25 Detailed description of what was done today: arrived at home and spoke with Torie about expectations and the reason why I was here today. After confirming that I was here for a tub spout replacement I got started on disassembling old tub spout, I then cleaned existing copper pipe for a smooth surface before installing brand new tub spout. I also tightened up the shower handle because it was loose that way Torie shower was 100%. Collected signatures and payment before departure. Services done today: -tub spout replacement. Performed maintenance on a furnace and humidifier. When I arrived, the humidifier was operating well however the drain hose was disconnected and leaking water on the floor. I reattached it and cleaned up the water. I then checked the entire system and everything checked out except for the static pressure. Homeowner is already aware of this. When I checked the evaporator coil, there was some microbial growth that had started to form. I took pictures and let the homeowner know that a UV light with germicidal unit is highly recommended in the future to kill this growth and keep the air clean.

3-3-25 Performed AC tuneup on two rooftop units and one split system. See attached check out sheets. Systems are working properly at this time there’s no deficiencies my outside temperature today was 52°

Came out here for a furnace tuneup on arrival tested static static was failing customer is well aware has gotten filters to improve static checked everything else out for the customer clean flame sensor took amperage on the inducer and the blower motor. Both were good took a look at the heat exchanger. Make sure there was no visible cracks holes or a huge amount of rust. Heat exchanger look perfectly fine only concern as of today. Besides static pressure is the blower being dirty, but customer is well aware of that. Thank you for choosing LBA services.

Out today to remove old CPVC branch lines for kitchen sink, and re-pipe with pex. Performed work successfully, tested no leaks. Cleaned up work area and collected paid with a card. Thank you for choosing LBA services!

Arrived at home and spoke with husband and wife the reason for a call today, but as for a waterline out versus behind drywall. After inspection we determined that we needed Brady to come back out to help provide a proper bid as well as possibly do the install same day. we had the homeowners know it was going on and were able to isolate the water so they could use the rest of their fixtures. Collected signatures and headed out.

Came out here for a heating tuneup everything within the unit checked out, static pressure, good all amps for the inducer and blow.
