Arrived on a call for no heat. After checking the board, it was flashing an error code for no communication to motor. I checked the fan blower wheel and sure enough it was dead. I called Ruud to check for a motor and they said if I replace the motor I would most likely have to replace the board as well. I check the heat exchanger to see if it was damaged by the lack of air that was flowing over it, and sure enough I have moisture leaking from all the inlets. Because of this, it is much more beneficial to get a new unit. Estimate

Went for a furnace inspection today. Did a static pressure test, it failed. Did a carbon monoxide and gas leak test, no leaks. Heat exchanger has severe rust and heat marks. Combustion analysis test passed. Inducer motor amperage passed. Gas pressure and pressure switch passed. Exhaust flu is in good condition. Blower motor amperage passed and blower wheel is dirty. 1/17/24 - Completed a light heating maintenance on one RTU. The filter was changed and operation was tested. Overall, the unit was in good condition it was running well, and there were no issues found at this time.

Cut hole in drywall in back bedroom behind shower valve to locate leak. Ran water for 10 minutes with no sign of leak. Found large amount of calcium build up coming off of tub spout from back wall. Looked back in bathroom and realized tub spout is hanging 1/2 inch off wall with 0 silicone. He said toward end of daughter showering it happens so water pours down back of tub spout when someone using it. Siliconed the tub spout to fix issue for customer. Need to have someone come out and replace overflow cover and drain with chrome so they match. Customer said sometime next week works for them.

I've become accustomed to LBA sending two guys out on the same preventive maintenance call. One is the technician who does the inspection and testing. The other is a "supervisor" (aka a salesperson) who intends to sell us something expensive. Today's annual plumbing review began with two guys showing up, so I told them up front that I would not be buying anything today. They completely skipped checking any of the bathrooms or showers. They looked at the hot water heater and the kitchen sink, and were gone in less than 10 minutes. They were friendly and nice, but it was obvious that if they couldn't sell us an upgrade they would move on to another customer where they could make money.
