Arrived for furnace maintenance today. Checked static pressure and it is running under the max. Carbon monoxide test was 0ppm. Heat exchanger looks good right now. All electrical components are running properly at this time. The filter was very dirty so I changed it. There’s a good temperature rise between the return air and supply air. I took a look in the duct work and found that there is a lot of webbing and debris. I would recommend a duct cleaning. System is running upon departure. Thanks for choosing LBA.

1/17/25 - Completed a light heating maintenance on one RTU. The filters were changed and operation was tested. Overall, the unit was in good condition, it was running well, and there were no issues found at this time.
Customer needs 2 star. Won’t do anything this big until after construction project is complete
Completed furnace inspection for customer. All aspects of system tested within manufacturer specifications. Advised customer to be vigilant due to age of system but for the mean time she’s running great.
Upon arrival I began the furnace tune up. This home has 2 systems. The main floor is a 3&1/2 ton and the 2nd floor system is a 3 ton. I started in the main floor unit. First, I ran a static pressure test. Your systems are both rated for a maximum static pressure of .5 in.wc. Your main floor system was testing at .49 and the 2nd floor was testing at .7 which is above the max allowed. My Field Supervisor Jamie is here to find out why the static pressure is so high because if we don’t fix these so that they both have the proper amount of airflow needed for each system, then the units will be under too much stress and no last as long as they are intended to last. I checked everything on both units and everything is running within manufacturer specifications except for the static pressure. If you have any questions or concerns please feel free to call us! Today I was informed that the temperature in the was increasing beyond a temp that was comfortable. I checked the furnace that serves the area. The furnace is cycling properly via the thermostat. The furnace’s temp rise is within proper range. The thermostat for this space is set to 75. In addition to this furnace there are also electric heaters in use. We have replaced this thermostat after the former thermostat was found to be stuck in the heating position. Today I advised that the thermostat be set lower to account for the electric heaters and the heat load from the sun. If this does not lower the afternoon temps a ductwork audit will be performed. Arrived to because they were saying system was not running. Upon inspection I found that the staging tab for two stage furnace was not set to be on. I set it to the correct setting. System kicked up to second stage and satisfied thermostat. Advised customer to watch system and call back if anything else goes wrong. System is running upon departure. Thanks for choosing LBA.

Upon arrival I began the furnace tune up on the main floor system. This home has 2 systems, one for main floor and one for upstairs. First, I ran a static pressure test on the systems. The main floor is rated for 1.0 and it testing at .78 which is passing. The second floor is also rated for 1.0 and it testing at .64 also passing. I checked the running amps on the inducer and blower motor and both were within specs on both systems. I cleaned both flame sensors. Cleared the hoses and pressure switches. The blower wheels were a little dusty but not bad yet. I took a temperature split on both units and they were both testing within manufacturer specifications.
