Arrived to remedy a repair previously thought to be complete. Explained the benefits and drawbacks of having a heat pump and running the heat pump compared to traditional gas heat. With homeowners approval installed a traditional thermostat to allow the furnace to heat the home and not the heat pump and allow the air conditioner to cool the home when the time comes. Tested system operations. Furnace and air conditioner are operating properly at this time.

Below are the requested quotes for repairs on failed heat exchanger and soon to fail inducer motor.

Came out for a multiple system. Furnace tuneup upon arrival. Test aesthetic on. Both one was passing. The main floor was not main floor. Unit did have carbon monoxide leaking as well as he changed. It was extremely bad had blown out seals and eyelids. Customer was made aware of they have to read take the unit and shut it off or the unit was starting to look about the same, but got no heat and carbon monoxide. Both capacitors on the blower motors were failing, as well as both blower wheels were extremely dirty.

Today the 90% nat gas furnace that serves the showroom was checked. They have been experiencing intermittent outages with this furnace since the outdoor temp dropped. The furnace was operated and the functions checked. During these checks the inducer motor bearings was showing signs of bearing failure, the filter was packed and the return temperatures were higher than normal. The elevated return temperatures are due to the low outdoor temps creating a heat demand that causes the unit to run longer than normal. There is a supply register close to the return that is pulling some heated air into the return. While this duct design has worked for 20+ years it is not effective for the extremely low temperatures today. I relayed my findings and offered a solution as well as a verbal quote for the inducer replacement. This information will be relayed to the owner via the store manager. Out today for extremely low water volume in left side master bath vanity. Upon inspection discovered that aerator had clogged due to sediment buildup being kicked off the inside of the line after we restored water to system. Cleaned out aerator and reinstalled, flow has been restored greatly. Cleaned up work area and did not collect. Thank you for choosing LBA services!

Installed add a line valve for humidifier that was missed at time of water heater installation. Tested and unit is operating properly.

Upon arrival the homeowner explained that the thermostat was not meeting the required setting of 71 degrees in the home. When I arrived it was 66 degrees on the main floor thermostat while set to heat at 71 degrees. I went down to find the unit on and heating. After a few minutes the flame went out and it was showing a call for cooling on the control board. I then remembered this house has zoning so I went upstairs and checked 2nd floor stat and it was set to cool. I changed back over into heating mode so that both thermostats are set for heating. Home is up to 67 degrees at departure. Advised it usually take 1 degree per hour when temps are this cold outside. I took a temp split on the system after fixing the upstairs stat and my supply temp was at 120 degrees (-) 74 degree return air temp (=) 46 degree temp rise is within the manufacturer specifications. Arrived to remedy an inoperable furnace. Upon inspection of the system homeowner pointed out that the system was displaying a fault code related to the flame sensor. Verified that it is the flame sensor that is keeping the system from running. Bypassed the flame sensor and tested system operations to ensure the system will continue to operate once repairs are performed. Found that the system is operating with failing static pressure. Reached out to a field supervisor to finish the diagnosis on the systems static pressure. Checked the systems heat exchanger to ensure the system will be safe to operate. Found large rust spots in the places where these specific heat exchangers fail first. Spoke with homeowner about the system. Replaced the failed flame sensor and cleaned the one in the other furnace to help prevent a call back. Retired the thermostat and furnace and heat pump to allow the system to just use gas heat to warm the house in the winter.

Completed mini Jett on floor drain line

Replaced resin tank on Novo water softening unit. Performed work successfully at this time, tested, no leaks. Cleaned up work area did not collect. Thank you for choosing LBA services!

Today the roof was accessed and unit# 5D was diagnosed with having a failed blower motor relay. It had fused together creating a constant fan scenario. The heat exchanger, inducer motor, pressure switch hose, control voltages and primary voltages were checked at the relay. A new relay was sourced, picked up and installed. The unit was then cycled and the heating functions were checked. The blower motor amp draw is in range and the unit cycles into and out of heat mode properly. After the repairs the unit returned to normal function and is now controlled by the indoor thermostat. Humidifier wasn’t secured properly from fall tuneup. Hung humidifier back up and taped up edges. System running as it should at departure.

Upon arrival the homeowner advised one of the furnaces was not working properly. She changed out filters on both systems and one of the filters was completely clean when she changed it out so that made her think it wasn’t working correctly. Arrived to do a performance maintenance. Set up for combustion analysis, temperature split, static pressure test, and carbon monoxide tests. Verified operation of all mechanical and electronic components of the furnace. Checked blower for cleanliness and to see if there is any play in the bearings. Checked systems heat exchanger to ensure proper venting of flue gas. Verified operation of the humidifier. Found that the panel is coated in calcium buildup and the solenoid valve is humming and not allowing good water flow. Spoke with homeowner about the system. With homeowners approval replaced the failed solenoid valve and installed a new water panel. Ran the system to ensure the humidifier will operate without leaking or humming. Furnace is operational at this time.

Found the floor drain was plugged out. Customer agreed to have mini jetted the following day.
