Dispatched for humidifier leaking into the furnace. At arrival the steam humidifier was operating without a call for heat and without the fan on. Rewire steam humidifier to thermostat and is operating as it should.

For this job, I was checking a leaking issue at the furnace. At first, I thought it might be the AC coil and then I thought it might be humidifier, but it was neither of these two issues. While I was out here, the humidifier pad was corroding and falling apart, so we didn’t replace that. I increased the water pressure slightly to the humidifier and then we identify the problem being from a Flu cap on the roof. Adam is taking care of that as billed supervisor.

For this job, we will be installing a PRV. Halo five home softener and filtration system and you filter for the steam humidifier a sensor for the ecobee thermostat and a UV FM one unit.

4/11/25 - Completed a full cooling maintenance on 8 split systems. The filters were changed, the coils were washed, and proper operation was tested. There were a couple compressors in the outdoor condensers that were pretty noisy, but they were still running fine. Overall, all units were in good condition, they were all running well, and there were no issues found at this time.

The indoor blower motor drive belt for the south rooftop unit was picked up, installed and adjusted. After it was installed the motor was ran and the amp draw was rechecked. There was a slight increase in airflow, the belt no longer squeals when starting and the amp draw is in it’s proper range. Thank you, Jon Tech notes: Lennox S. Today (4/11/25) the bi-annual maintenance was performed on the two rooftop units. Both units were checked for mechanical and electrical functions. The filters were replaced, amp draws on motors measured, temperatures gathered and the motor bearings were checked. The units were also washed and their drains were removed inspected and flushed. During this maintenance it was discovered that the Lennox unit (N. Rooftop unit) has a blower motor drive belt that has worn into the pulley and has loosened. An estimate was created and was verbally approved by Pam. The replacement belt will be sourced, installed and adjusted under a separate invoice. Thank you, Jon

Lutz Plumbing ran ER recall job: Company came out for recall on LBA for leak in master after talking to customer and diagnosing situations. Customer has multiple leaks coming from newly installed pop-up assemblies three out of the four pop-up assemblies are leaking from the neck of the pop-up assemblies themselves. 2 in master and one in downstairs bathroom, Company advises based off of constant issues from pop-up assemblies That company will replace three out of the four pop-up assemblies that are having issues with company provided moen pop-up assemblies. Company will be returning on April 11 between 830 and 9:30 AM to perform swap out of three out of the four pop-up assemblies that will come with 20 minute IPC standard test. Returned on April 11 to conduct replacement of three out of the four pop-up assemblies that were installed by LBA. During replacement company notated two of the pop-ups did not have enough putty sealant on top neck and third top up assembly was not connected all

Upon arrival I began the AC tune up. First, I ran a static pressure test. This unit has a max rating of .5 and your system is testing at .78 but we believe we’ve gotten it as low as we can at this point. Next, I checked the running amps on the indoor blower motor which tested within specs and the wheel looked pretty clean today. The filter was changed about 3 months ago but was still clean at my arrival today. The outdoor unit refrigerant charge looks great and leak free! All electrical components tested within manufacturer specifications. Deborah and I both smelled a little hint of natural gas when at the bottom of the stairs to the basement so I tested for leaks and found a leak at one of the old shut off valves that turns the gas to the fireplace off. So, we went ahead and replaced the old shutoff valve and replaced it with a new quarter turn shut off valve. No more leaks. Turned gas to the home back on before leaving. We also got them setup on the new SmartAC Family Club Membership

By far the best technician we’ve had since the installation of our unit! Johann was polite, did not press the static pressure/supervisor come out etc etc etc and overall a great experience. We’ve had him before and had a great experience however he must be in high demand because it’s been a few years since he performed our annual tuneup. My husband and I were both in our living room with the front door open from 9:45-11 today waiting for Dree to come or call or text. Never heard from him. Then I see and e-mail asking for a review from near by. When I was reading other reviews I see Dree posted an up date from 10:36 this morning that said customer didn’t respond.

Wanted $1200 to install new sump pump but after calling around, I guess that’s the going rate. I went and purchased one myself from Home Depot for $150 and installed it in 15 minutes. Don’t really know how they can charge what they do.

Brady did a great job installing a Novo water softener and filtration system as warranty replacement for the original unit. His only shortcoming was in not familiarizing himself with the entire plumbing layout, he failed to notice that the valve directing water through the filtration system was turned in the opposite direction, thus forcing the water to bypass it and go directly to the tankless water heater. Fortunately, I am intimately familiar with this layout and was thus able to turn the valve in the proper direction. Brady left here thinking our water was being treated by the system because he had set it to do so (at 25 ppm hardness), but he never actually tested the water at one of the taps. After my wife Paula reported that Brady had completed the job, I tested the water at the kitchen tap and found it to be at 125 ppm (which is the same hardness as the water provided by the City of Olathe. I can confirm that after I made the valve adjustment referenced above, our tap water is consistently at 25 ppm. I can excuse Brady's small (but critically important) error due to the complexity of our water supply system, as well as the tedious history of our problems with it.
My, now prior, hvac service provider failed to contact me back and provide and estimate on when a technician could look at my furnace when it quit working on a Saturday evening. I eventually called LBA, and the on-call technician called me back and worked out a plan to come look at my furnace late that night/early Sunday morning. Patrick was very professional and did a great job of finding an issue and getting the furnace running again. Unfortunately it quit again later that morning. After contacting LBA again, Patrick reached out letting me know where I was on the list. He again was very professional and troubleshot the issue, explaining everything along the way. He didn't leave until he was certain the unit was operational enough to work until Monday so a new switch can be installed. Very impressed with the dedication and professionalism shown. Have already switched my service to LBA. Great job and thank you Patrick!

Called LBA with concerns about a noisy furnace. Nick & JJ came same day. Both were patient with my questions and were professional the entire visit. They explained in detail (in language I could understand) what the issue was. If you have A/C, Heating or Plumbing needs, you can trust LBA! Call them, you will not be disappointed!
Eli put the water heater in himself. No problems after kitchen faucet was found with no hot water. Eli corrected this issue before he left. Good service as usual.

I had appointment on a Monday, but LBA had to reschedule due to emergency calls and my appointment was just a tune up. So LBA was able to get to me by Friday the same week. They made me aware my furnace needed to be replaced because of carbon monoxide leaking into our home. Bad timing on this cost and we cannot afford a new furnace.

The services are a little pricier than other companies, but LBA always does a perfect job and are quick with their scheduling.
