Here for a AC tuneup upon arrival tested static static was failing customer is aware and going to leave it as is took a look at the rest of the unit. Everything else is reading fine compressor amps and fan amps were good readings on the capacitor. Upon checking the system, it was clear that there was an issue with pressure. The inducer order itself was leaking, but it didn’t seem to be having any of the hoses clogged or the pressure switches tripped. I opened up the heat exchanger and looked towards the back of the cell where the primary tube hits the secondary heat exchanger and we have separation on all tubes. It’s a good thing that the pressure switch is going off otherwise this would be leaking carbon dioxide into the air And then venting it through the house. In my opinion, the best option would be furnace replacement due to the age. Plus just to order and have a new one shipped. The price of that heat exchanger is going to cost nearly the price of a furnace, but a new system will have a 10 year warranty Parts and labor. Even if the heat exchanger replaced, we’ll have to replace the inducer soon after and it just would not be very viable.

Upon arrival I began the furnace tune up. First, I ran the static pressure test. This unit is rated for a max of .8 and your system is testing at .65 in 1st stage heat and 1.14 in 2nd stage heat. Next, I checked the running amps on the inducer and blower motor and both tested within specs. The inducer capacitor has failed below the allowed specs. Inducer has a 5mfd capacitor and it’s testing at 3.9mfd which is about 79%. While testing the capacitor I noticed the inducer housing seal has broken and is leaking acidic condensation into the furnace cabinet. Next, I took a temperature split on the system. The manufacturer has the system rated to be between 40 to 70 degrees. Your system is testing at 109 degree(supply temp) MINUS 73 degree(return temp) = 36 degree temp rise which is below specs. This just means the furnace is not as efficient as it once was and this just comes with age on the system. Lastly, the blower wheel has gotten pretty dusty and we recommend having it cleaned at your

I explained to Jesse the work being done. His refrigeration line was ran through a drinking filtration system w/ a Reverse Osmosis. He told me that he wanted it removed from his refrigerator line. I bypassed it with a new 1/2 pex line, I drilled through his floor and ran 1/2” pex line through floor, and installed a 1/2” straight quarter turn shutoff valve for future refrigerator. Went for a maintenance call today. Tested for static pressure, system was failing when testing. Did recommend having a supervisor out to retest. While waiting did a co test, combustion was off on gas valve did adjust. When inspecting heat exchanger did find heat stress marks as well for rust. Did find a crack in heat. Did verify with supervisor. Red tagged system customer signed. System cannot operate in heat until fixed. Thank you for choosing LBA services.

3-13-25 charge warranty call On 3-12-25 I replacement the motor on the east range hood exhaust fan. I adjusted the motor pulley however the adjustment increased the airflow and sound. I readjusted the motor pulley out to basically where it was for. Spoke with Moran pay with the adjustment which lowered the sounds on underneath. The hood system is working. The tension is good.

3-12-25 Moran did did accept my written proposal for the motor replacement. However, since he approved the work while I was on site, I switched this ticket over to T&M I ordered and picked up a new blower motor for the east exhaust fan. Installed the new motor aligned the pulleys also replaced the blower belt checked for proper tension, Unit is working at this time. The exhaust does have a little bit of a rattle/ vibration that may be down in the blower wheel itself. I grease the bearings. I found on rtu 2 that the blower motor has failed and the system has been shut down. Sending estimate on replacement. Blower motor in N.K.C 3/4 hp 460 volt

Dispatched for no hot water after a tankless tuneup. Upon arrival, there was no hot water coming out of any faucets, but the cold water was. Verify water to the tankless and a tankless outlet was turned off. I reopened the outlet from the tankless and verified hot water to each faucet.
