Arrived to do a performance maintenance. Set up for combustion analysis temperature split and static pressure tests. Found that the system is operating with failing static pressure. Reached out to a field supervisor to finish the diagnosis on the systems static pressure. Verified operation of all mechanical and electronic components of the furnace. Checked blower for cleanliness and to see if there is any play in the bearings. Found that the fan for both heating and cooling is heavily coated in dust. Checked systems heat exchanger to ensure proper venting of flue gas. Switched system over to cooling. Measured the systems static pressure in cooling mode and found it significantly higher than when the system was heating. Measured a temperature split for cooling, and found the system only cooling 18 degrees. Went outside and verified refrigerant levels. Rinsed coil free of debris. Furnace is operational at this time.

Upon arrival I began the AC tune up. First, I ran a static pressure test. The unit has a max static pressure rating of .8 and the system was testing at .78 just under the max. Next, I checked the blower motor running amps which tested a little high but within manufacturer specifications. I also checked the blower motor capacitor which is a size 20mfd and it’s testing at 100%. I moved to the outdoor unit and connected my refrigerant gangues to test the refrigerant charge in the system. Since it’s a little cooler today my pressures looked a little wonky but I was able to verify that the system is within manufacturer specs. My subcooling target was 13 degrees and my subcool temp was spot on at 13 degrees. I also took a temperature split on the AC and it was at a perfect split of 18 degrees. Next, I checked the running amps in the blower motor inside and it was testing within specs. The blower wheel itself was very clean. Next, I went to the outdoor unit. I connected my refrigerant gauges to check the charge. Because it is only 40 degrees outside today when I was testing the system, it didn’t give me proper readings. But I was able to find the systems charge is still within specs. The temperature split on the system was at a perfect 18 degrees. I checked the running amps on the compressor and the outdoor fan motor and both tested within specs. This system is rather new still and it still looks new to me. Dispatch for annual maintenance check on furnace and AC. For the maintenance I check static pressure, flame sensor, refrigerant pressures, contractor and the capacitor. Arrived at home and spoke with Pat about main drain blockage. We determined that the upstairs tub was slow due to hair and cried to build up and the pipe. I didn’t do any drain clearing or any other work.

Our temperature rise is right at the max, not getting enough air into system. Electrical components are running properly at this time. Blower wheel is clean. Inducer motor has a small leak. Arrived for furnace maintenance today. Checked static pressure and found that it is running over the max rating. A field supervisor is out to diagnose further. The flue is leaking into the furnace. So far it has not caused damage to the furnace. I changed furnace filter. The filter only lasts 3 weeks. All electrical components are within specs. Blower wheel is clean and balanced. A-1 Sewer & Septic Service performed the following services 2/7/2025: - Opened the manhole to confirm the location of the sewer line. Removed roots by hand and restored flow to the home. - Excavated down approx 8ft deep, instead of 6.5ft deep. - Chipped and removed clay tile from the manhole. - Replaced clay tile with new 4in SDR into the manhole. - Resealed on the interior and exterior of the manhole with hydraulic cement. - Bed new plumbing with gravel to prevent any settling. - Passed inspection with JCWW. - Hauled off job-related spoils. - Backfilled trench in small lifts, tamping the dirt to get the ground as flat as possible.
