Did maintenances on three furnaces today. Started with the upstairs system. Did a static pressure test, it failed. Did a carbon monoxide leak test, there was no leak. After inspecting the heat exchanger, I noticed severe rust, but no cracks. Combustion analysis test passed. Tested for gas leaks there is no leaks. Gas pressure met factory specifications. Pressure switch passed. Temp split between the supply and return duct passed. Inducer motor amperage passed. Blower wheel is clean and blower motor amperage passed. Filter got changed. Next I did the main furnace. Did a static pressure test, it failed. Did a carbon monoxide leak test, there was no leak. Heat exchanger is In ideal condition. Combustion analysis test passed. Tested for gas leaks there is no leaks. Gas pressure met factory specifications. Pressure switch passed. Temp split between the supply and return duct passed. Inducer motor amperage passed. Blower wheel is clean and blower motor amperage passed. Filter got changed.
Increase the size of the boot, and the return to the transition. Install the register backside of platinum alleviate pressure.

Went for a service call today. Diagnosed a bad pressure switch and a bad control board. Thank you for choosing LBA services!

Customer declined water quality inspection and had water heater operating again before we arrived.
Completed 4 system maintenance and inspection. I cleaned up furnaces and flame sensors. I checked all components and amp draws. I tested airflow and temp splits. Airflow pressure on both upstairs systems are failed. I tested carbon monoxide on 3rd floor furnace. After inspection heat exchanger I found where heat exchanger is leaking the carbon monoxide into the home. The exhaust is rusting through and the 3rd floor furnace does not have a designated gas shut off. Exhaust is improperly ran as well. Main floor systems are running within manufacture specifications but do have dust building up on the blower wheels. Talked with customer about systems and they would like some time to decide what to do.

Upon arrival I began the furnace tune ups. This house has a total of 4 systems. I worked on 2 of the furnaces todays using their current membership to cover the cost. I checked the static pressure on both systems. They are both rated for a maximum static pressure of .5. Both systems were testing at the same reading of .68. I turned both of the blower speed taps in heating mode down 1 tap and that brought the static pressure down to .62. I checked the running amps on the inducer and blower motor on both systems and everything was within manufacturer specifications. These systems have a temperature rise rating that should be between 40 & 70 degrees. The main floor unit was testing at 50 degrees and the 2nd floor unit was reading at 45 degrees. I didn’t find any cracks in the Heat Exchangers at this time. I also did a CO test and found Zero PPM(parts per million). Both units had a Zero reading. I thought i smelled some natural gas so I tested each joint on the gas lines but found no leaks

When looking at the inside of the duct work, I noticed a severe amount of dirt and debris. Did a carbon monoxide leak test, there was no leaks. Heat exchanger was in ideal condition. Temp split between the supply and return duct passed. Combustion analysis test passed. Inducer amperage and capacitor passed. Checked the gas fittings their was no leaks. Lindsey played a video which showed the system making the reported noise. Tested the system and observed some rattling sounds coming from panels that were slightly loose on the condenser. Added additional screws to secure the panels and made sure every screw opening was occupied. Offered to preventably rebuild the top of the outdoor unit (motor, fan, topper, and capacitor). Lindsey said they would if it happened again. Explained that the fan assembly outside is very delicate and needs to be perfectly balanced to prevent damage to the unit or improper operation. The presence of the stick and the fan rubbing against the side of the shroud caused wear and tear that it was not designed to handle. System produced normal operating sounds (other than the rattling of the loose panels) during the service visit.

Completed cleaning of the main floor unit indoor fan assembly. Tested operations in heating and cooling mode. Conducted verification test of the main floor fan motor capacitor and found that it was within tolerance.
Completed furnace maintenance on main system, heat pump maintenance on attic system, and mini split maintenance. On main system I found failing capacitor and blower wheel/motor covered in dirt. Static improvement has helped system a lot. Filter will need changed soon. Attic system looks great however heat pump outdoors has a capacitor almost out of range. It also had the condensing fan motor blades hitting the plastic walling. I was able to correct that for now. Talked with customers about findings and showed pictures. Customer approved blower wheel cleaning and blower capacitor replacement. Will need to return first call Wednesday morning to complete work. Systems are operating at departure.
Replaced blower motor under warranty after it had failed. System operating normally upon departure.
Arrived for system outage. Upon diagnosis I found the blower motor for the furnace is bad. I ordered the part, won’t be in until next week. Will call to schedule a come back time when it’s arrives. Thanks for choosing LBA.

Air Filter Replacement and HVAC System Maintenance: The homeowner requested an autumn maintenance checkup for their HVAC system. I found the air filter clogged with debris from heavy summer use. After replacing the filter and performing a system check, the HVAC unit was ready to handle the fluctuating temperatures of the fall season.
Customer called stating upstairs system was not cooling. After looking at furnace, it was found there was a low voltage short in the AC circuit. Verified the low voltage from thermostat was good, checked outdoor unit and found signal wire chewed through and grounded to case. Stripped wire and reconnected, system energized and began cooling. Monitored system and it’s operating normally at this time.

Went for a maintenance call today and inspection. Customer smelled gas when first arriving to house. When to furnace and smelled gas coming from gas line connected to furnace. Did a soap and bubble test. Found the leak tightened the line. Checked the heat exchanger. Did have a crack and is red tagged. Had a supervisor come out and verify and give a quote for new furnace. Will need to be replaced and to not be used during winter! Tested for static pressure is at max rating. Checked amperage for blower motor is passing. But blower wheel is extremely dirty. Drain line is clean. As well did replace filter for customer. When checking outdoor unit. Did a torch clean. Checked for refrigerant pressures. Charge is at factory specifications and passing. Did note to customer refrigerant is outdated and no longer in production. Tested amperage, it is passing for fan and compressor. Capacitor for fan is passing. The capacitor for compressor is at max rating. Will need to be replaced sooner than lat
Upon arrival I began the tune ups. Total of 2 unit in this home. One for the main floor and basement and the other for the 2nd floor. Both units are 3 ton systems. I checked the static pressure on both units and I showed both units were passing the static pressure test which is great! I checked all the electrical components and they are all within the manufacturer specifications. I had a 20 degree temperature split in the home on both systems which is right where we want them. The refrigerant charge looks good and within specs on both units. I checked the compressors and fan motors on both units and they were both within specs. Your system is looking good at this time.
