Arrived to remedy an inoperable furnace. Upon arrival found that the system has been keeping up but will intermittently not fire up and run. Checked the thermostat and found multiple instances of a flame sensor failure. Tested the flame sensor and found it hardly relaying any signal. Spoke with homeowner about the repair and with their approval performed a replacement. Tested the new flame sensor to ensure it is relaying the signal properly. Furnace is functioning properly at this time.
Informed customer that power vent water heater won’t work with current set up. LBA is issuing a refund for prepayment.

Went for a furnace inspection today. Did a static pressure test, it failed. Did a carbon monoxide and gas leak test, no leaks. Did a combustion analysis test, it passed. Inducer motor amperage passed. Gas pressure and pressure switch passed. Exhaust flue is in good condition. Blower motor amperage passed and blower wheel is clean. Filter got changed. Arrived for furnace maintenance today. We just did airflow work Sept 2024. Static pressure is passing. Carbon monoxide test was 0ppm. Heat exchanger looks good. All electrical components are running properly at this time. There’s a good temperature split between the return air and supply air. I changed the electrostatic filter today. Discussed tankless water heater pricing over the phone. Customer is going to stick with the power vent heater that we scheduled yesterday.

Upon arrival I began the furnace tune up. First, I ran a static pressure test. This system is rated for a maximum of .5 static pressure. Your system is testing at .62 on a .5 max which is failing currently. Next, I ran CO test and got a hit at 29ppm. I then looked at the heat exchanger and found a crack that is causing the carbon monoxide leak. Per the EPA Rules & Regulations I am required by law to shut the gas to the furnace off because the system is not safe to operate at this time. A “Red Tag” has been added to this unit. Following up later
Today I replaced the thermostat that serves the North offices. Before replacing the thermostat I jumped the wires to check functions. The heat was not responding. On the roof the unit was cycled and the flame sensor connection was secured. In addition to this the flame sensor was cleaned. The unit returned to proper heating. Sold furnace and duct return
Upon arrival I began checking the furnace. Homeowner was having trouble with with the Nest thermostat. I checked blower motor setting and recalibrated, static pressure total is now at .66 on a .5 max system. I ran a CO test and got a hit at 79ppm. I then got a visual look at the heat exchanger and found lots of black hot spots a few cracks and holes. I also found the inducer motor was overamping the max rating. Per EPA Rules & Regulations we are required to turn the gas off to the furnace and I have placed a “Red Tag” which has been signed by myself and the homeowner with the date and time. Went for a maintenance call today. Tested for static pressure, system is passing for static. Did a carbon monoxide test, and no co was detected when testing. Inspected heat exchanger no cracks were detected. Temp split is passing for system. As well as all electrical components. Blower wheel has dust buildup. Water panel does need to be replaced. Out today for water pressure, extremely low in kitchen faucet in hall faucet after water heater install. Upon arrival pulled and cleaned aerator from hall bath and insured that kitchen faucet has adequate pressure. Everything is working beautifully at this time, should any other issues persist they will reach out to us. Cleaned up work area and did not collect. Thank you for choosing LBA services!
We will be coming out and doing two full system, duct cleaning. We will also be replacing the solenoid valve onto Honeywell, humidifiers, or replacing them with the April air 600. Which ever one is best for the customer. And we will be repairing a T union on the drain line for the Upstairs unit.
