4-11-25 Performed AC tuneup and one heat pump split system See attached check out sheet. One discrepancy is that the air handler evaporated drain is supposed to have a trap and it does not and you can see the water bubbling in the drain line going to the condense pump Also, I needed a 10 foot ladder to do this tuneup Charles from the shop had to bring a ladder up to me and then I needed him to stay to help me maneuver the ladder and then take it back to the shop. He ran overtime on this so if there’s a problem get with me or Rick. I chose safety over him getting back to the shop and getting overtime

4-11-25 Performed AC check out and filter change a one Trane 40 ton cold deck unit Check blower wheel and greased Check blower motor and greased Check blower belts, good Check4 condenser motors and checked fan blades Motor rated at 4.1 amps running at 2.8 amps Check 4 compressor circuit A rated @ 31.3 running at 26 amps Circuit B rated @ 37.3 running at 27 amps Check checked all electrical components looking good. Cold deck is set at 57° currently the cold deck is at 58° Upon arrival, the economizer was operate Ambient temperature this morning was 55° Hose out the condenser coil Hose out the evaporator drains and P traps Hosed out the bottom area below the condenser coils Did visual inspection of all refrigerant piping did not say anything any oil Replaced Cold deck filters 16-20x25x2 Did filter replacement only,on the first and second floor hot deck units 8-16x20x2 4-20x20x2

Went for an AC tune up today. Changed the filter. Did a static pressure test, it passed. Temp split between the supply and return duct passed. Blower motor amperage passed and blower wheel is clean. Evaporator coil is clean, no rust. Outside unit is clean. Refrigerant pressures were off, due to the colder weather. Compressor and fan motor amperage passed. Capacitor passed as well. AC is up and running upon departure. Thank you for choosing LBA services!

Dispatched for AC tuneup on two systems. During the tuneup, check pressures, compressor amps, fan amps, and capacitor. Pressures are within manufacture specs. Compressor amps and fan amps were with in manufacture specs. The capacitors were rated at a 40 and a 45. The main system capacitor was reading a 26 and upstairs system was reading a 28. Replaced both capacitors. Thank you for choosing LBA services.
I felt like the service gentlemen were knowledgable , courteous and professorial.

Emailed customer quote for duct cleaning as well as full system replacement

Evaluated systems to ensure safe operation after duct cleaning. Checked ductwork for each system and found it all needing cleaned. Found that each systems fan is heavily coated in debris. Found that the coil in the garage system is heavily impacted with debris. Based on the age and condition of the garage air handler would recommend replacement as well as duct cleaning.

Today the mechanical and electrical A/C mode functions were checked. This unit is functioning properly in A/C mode. The temperatures, amp draws, belt and bearings are all in their proper ranges. There was a metal rattle sound that was corrected today by tightening a screw on the unit’s frame. Thank you, Jon

Completed cooling maintenance. Changed fliters and ran in cooling mode to check operation. Everything is running as it should be in cooling mode.

Furnace tune up

Completed cooling maintenance on all three split systems

Replaced 600 humidifiers with 700

Upon arrival I was told that the rooftop unit that serves the lobby had in the past not turned off when in heat mode. I checked the thermostat in the lobby, the thermostat wires and the rooftop unit. Multiple diagnostic tests were performed as well as cycling the unit into and out of heat mode. A visual inspection of the control boards and contactors was also done today. The system did not present any signs of component overheating. The thermostat was sourced, picked up, warrantied ant the original point of sale and replaced today out of caution. Thank you, Jon

Sink and toilet

Customer called for issues with humidifiers, identified issues and will be returning to correct at later date. Customer had noise emitting from register in office, found that customer has snow and moisture that is working into attic through cracks and is dripping through out attic.

Fixed both leaking spots for humidifier and ran system almost 30 min to ensure there are no more leaks. I also turned Dow water flow on both humidifiers. They had too much water coming through which could lead to other issues.

Sold warranty work

Arrived to remedy a leaking humidifier. Turned on the system to determine where the leak is occurring. Found that the feed line into the solenoid valve is leaking. Tightened the connection here. Watched the system operating to ensure the system will continue to operate without leaking. System is operational upon departure.

Determined they could not get parts needed until Friday. (Was not happy about that). After further checking they were able to get parts and scheduled repairs for the next day (Thurs).
He called in another technician because this was my 2 nd service call in 2 weeks. A new unit was installed 2 weeks ago and is not running correctly. Furnace shut down at 1:32 am and was not looked at until around 3 pm.
Tucker is knowledgeable, courteous and a hard worker. He took the time to answer my questions in terms I can understand and he double checked the furnace (didn’t just rush out).
Ramon was on time; professional; and went above and beyond in his service of our heating system! Send him our way every time!

I’ve never had to call for help since owning my house, but I was having some issues with my AC and called LBA. They sent someone out the same day and Ramon was the best! He was so helpful and respectful, and diagnosed my issues and got them fixed right away. He was also patient while I waited for my husband to respond, and was even so sweet to my cats. 10/10 recommend

Tried to find our leak. Was very through, answered our questions, was polite and gave us suggestions and relieved our fears of what it might have been. leak was in the toilets. Fixed and we would call you again if we needed plumbing help.
Eli was shadowing Patrick while he inspected our AC unit because it was his first day. He was respectful of Patrick and myself and was knowledgable of his craft.
Patrick was knowledgable and explained the needed repair/ maintenance on our AC. He was very professional. He’s also a really nice person.
Ten provided knowledgable service but was unable to resolve the problem. She reassured us another technician will be coming tomorrow. We appreciate getting our needs addressed the same we called.

Jamal was a great salesman with knowledge, friendliness, and humor along with transparency and authenticity that we appreciate when deciding on big purchases. Dave was excellent and thorough with installing and took the time to explain everything before and after while navigating through any obstacles with a true understanding of HVAC and plumbing and making us feel comfortable with leaving our home in his capable hands. I worked the night before so I slept on the couch while he worked and felt at ease with him working the day away. I’m not sure of the name of the man who installed the humidifier but he was friendly as well and I faintly recall waking up to him asking my permission to install. I absolutely recommend this company and am already enjoying the benefits of our water system and water heater. Thank you guys!

Super nice and thorough
I don’t know the technician’s name but he is not allowed in my house again. He met with my wife to diagnose our water pressure problem which he referred to as water hammer. He had two broken water pressure meters so couldn’t even tell what our pressure was but told my wife it would cost $850. My wife declined so he said she had to pay a fee for his diagnosis. She refused once again and he said she had to pay him. She refused so he said she had to call his supervisor. She did so in front of him and the supervisor said she did not have to pay anything. My wife was unimpressed. I called LBA because of the radio ads that stated everybody there is a perfectionist. Who comes to diagnose a water pressure problem and has no way to check the pressure. The crappy part is now I get to listen to my water hammer all Thanksgiving!
