Went for a maintenance call today. Tested for static pressure, system is passing. Did a temp split and is passing. All electrical components are passing for system. Refrigerant is passing as well. Upon arrival I began the AC tune up. First, I ran a static pressure test which has a max rating of .5 iwc. Your system is testing below the max at .39 which is passing! Next, I checked the running amps on the indoor blower motor and it is testing with manufacturer specs. The furnace filter is a size 14x25x1 inch high velocity which was clean when I arrived today. The also have 1 extra filter from us for the next time it needs changed out. I found the blower wheel is clean. Next, I moved to the outdoor unit. The refrigerant charge looks very good and has no apparent leaks. My subcooling temp was at a nice 8 degrees. Normally, we see this number between 10 to 12 degrees but it can’t be up that high due to the fact that it’s not very warm outside today at 65 degrees outdoor temp. I tested the running amps on the compressor and fan motor outside and both tested within specs. I also tested the dual run capacitor which is a size 40/5mfd and both sides are testing right at 99%.

Arrived for ac maintenance today. Checked static pressure and it is passing. Blower wheel clean. I. Changed furnace filter. Theres a good temperature split of 21 degrees. For this job, I was performing routine maintenance on an air conditioner and furnace. All refrigerant levels looked good. All safety switches and electrical components were operating well within manufactured specifications. I did notice, however that the humidifier was not working, and this was due to the solenoid valve being clogged by calcium deposits. I tried to unclog it, but it is within the mechanism itself. I checked the pipes, which were also showing signs of calcium buildup and because of past work, we need a supervisor to come out and reevaluate this issue. I’m not going to replace my humidifier if we owe it to the customer. I also checked the ductwork and it is absolutely filthy mostly with construction debris. Apparently at one point a company came out to clean the ducts and I don’t know what company this is, but I’m willing to bet that the only stuck a few vacuums down some of the registers and returns in the actual house. Upon arrival the homeowner explained the furnace stopped working yesterday. It sounded like the system was trying to light but kept going out which sounded like a bad flame sensor. During my inspection I found the flame sensor had a good amount of rust on it. I removed the sensor and cleaned it. Reinstalled and then tested the micro amps on that flame sensor and it’s testing within specs and I was unable to recreate the error again. She did tell me she tried to turn the furnace back on last night and it kicked right on for her and has been working all of today. If she has anymore issues with the furnace, she will let us know and we can come replace the flame sensor if needed. We did look up her warranty and she had 10 year parts only warranty so parts will be covered, just labor would be charged for the work. She also opted to become an LBA SmartAC Club Member. Filter size is 20x25x1 inch and was clean at my arrival today and didn’t need replacement. Next, I checked the running amps on the indoor blower motor and it was testing within specifications. The blower wheel itself looked pretty clean today which is great! Next, I removed the evaporator coil door downstairs which is part of your air conditioning system. The evaporator coil has a good amount of rust on all the capillary tubes which weakens the copper and will eventually spring a small leak, if it hasn’t yet. When testing the refrigerant levels today, they looked good which tells me there likely isn’t any leaks yet. I checked the running amps on the compressor and fan motor outside and both tested within specs. I also checked the dual run capacitor and it was testing within specs on both sides today. Arrived to do a performance maintenance. Reconnected the smart ac system to homeowners Wi-Fi. Set schedule on the thermostat to homeowners specifications. Set system for cooling. Measured the systems static pressure and temperature split between return and supply air. Went outside and verified refrigerant levels. Verified operation of all electronic and mechanical components. Rinsed coil free of debris. Went back inside and checked interior of the furnace for cleanliness. Spoke with homeowner about the system. Air conditioning system is operational at this time.

Unit model number GCS16-090-200-2Y SERIAL# 5602D 02724. Found that this unit had tripped the breaker. I found that the stage 1 compressor is seized and is a direct short to the breaker and stage two is flat with no R22. I disconnected compressor so the blower motor could still function to move air in the time being. Also the condenser fan motor is very loud and seems to be starting to fail. Tenant stated that they have been having issues on both heating and cooling for some time. Due to the age of this unit I recommend replacing with a new unit. I will send info for replacement

I then checked the dual run capacitor outside which is a size 40/5mfd and both sides were testing within specs. Lastly, I took a temperature split on the system which was at 22 degrees. I read the report and it indicated that fan motors on both units were drawing near or over recommended amperage draws. Noted was that blower wheels/fans were dirty. It would make sense to me, that while onsite, the technician would call me for approval to clean then while onsite and thus prevent a future trip charge and reduce stress on the motor and help to extend blower motor life.
