Went for a maintenance call today. All electrical components are passing for manufacture specifications. Cleaned condenser unit outside. As well replaced filter for customer. Temp split is within range and passing. System is up and running before leaving.

3/18/25 - Completed a full cooling maintenance on four RTU’s and one split system. The filters were changed, the coils were cleaned, and proper operation was tested. RTU 1 was shut off upon arrival, it was stated in previous notes that it may have a possible leak. A previous estimate had been sent, which was never approved, but another may need to be sent. Overall, the rest of the equipment was all in good condition, it was all running well, and there were no further issues found at this time.

Performed inspection and bid on power vent water heater that is leaking. Customer is getting multiple bids. Following up tomorrow to finalize deal

Arrived today for humidifier leaking. Upon inspection found that the drainage tube was clogged. Went ahead cleaned out both humidifiers and replaced the tubing on both. Ran both to make sure there are is no leaking. Also cleaned out the drain lines. Thanks for choosing LBA.

Upon arrival I began the AC tune up. First, i ran a static pressure test. This system has a max rating of .5 for static pressure and your system is testing at .92 which is over the l max allowed. Next, I checked the running amps on the blower motor and I was amping very high at 9.74amps. If it continues running under this much stress, it will eventually burn the motor up. Next, I went to the outdoor unit and connected my refrigerant gauges. The refrigerant pressures look ok, looks a little low but I believe this is due to there not being much of a heat load in the home since it’s not very warm outside today. The temperature split was at a nice 19 degrees which is where we want it but the evaporator coil inside it’s freezing at 29 degrees and this is caused by not having enough airflow running across the coils. 3-14-25 There for the tuneup, but when I got down here, it was way too windy to do the tuneup today. I did speak to Patty at the counter and she’s OK with coming back on Monday.

Upon arrival I began the furnace tune ups. This home has 2 systems. They have two 4 ton units. The static max on both system is 1.0. Main floor unit testing at .9 & 2nd unit tested at .88. The CFM counts show there is enough room to move 1600cfm through the system but only if one system is used at a time. Both systems are sharing the return airflow which can cause too much stress on the units. His daughters room upstairs stays pretty cool and he thinks the flex runs in the attic might be kinked but we were unable to access the attic today since it was in his daughter room and they are getting ready to leave on a trip. I got him scheduled for his AC tune ups April 23rd I’m the afternoon so we can get in the attic and take a look around. All the electrical components were testing with specs. When I arrived I found the stat was burnt and had failed. I replaced the stat with a 2 stage. Went to run the system and the phase monitor inside of the unit was red stating it phased wrong. I change wire around it still said the same thing. I tested voltage at the discount and found that one leg of the thre phase was very low on voltage. Went to the tendent space breaker panel and the was no three phase break for the unit. Could not locate any other panel in this space. I believe it’s in another location in the building but could not access any other places. I left a voicemail with Jason stating that we are missing a leg off power to the unit and can not locate the panel it would be in. Need more access inside the build to dig deeper.

The display for this unit has returned to functioning. I appears as if the cold weather caused it to partially go black then the next time I was out it was colder and the screen was much worse. Now that it is functioning I was able to read the error codes. It was shut down today as per Chase. We will be addressing this unit in the future. Thank you, Jon

Arrived to remedy an inoperable system. Upon inspection of the system found that the flames would light but would soon cut out. Performed diagnostic and determined that there was a restriction in the pressure switch system. Cleared all lines and shortened them to prevent any kinks or low spots where moisture could accumulate. Did the same with the condensation drain system. Ran system for an extended period to ensure it will continue to operate. Furnace is functioning properly at this time.
