Arrived to replace a contactor. The one to be replaced was installed because the factory one was damaged during diagnosing the systems previous issue. They installed a double pole 30 amp breaker instead of a double pole 40 amp breaker. Homeowner had a ruud representative out to ensure the system will continue to run throughout the cold weather. The rep said that the 30 amp breaker is not good enough for the systems operation. Installed the new breaker with a 40 amp rating. Started system up and verified voltage. System is operating properly at this time.
Arrived to install smart ac and pressure switch.
Arrived to remedy an inoperable furnace. Upon inspection of the system found that the system was cycling on the venting proofing step in the ignition process. Verified that the inducer is providing the proper flow. Verified that the furnace control board is sending the proper signal. Determined the pressure switch is not operating properly. With the supply house being closed on the weekend wired in a temporary pressure switch. Tested system operations. Furnace is operating at this time. Monday morning will call and order the switch and return to install the proper switch and install smart ac system.
Left a voicemail following up on duck cleaning work.
Replaced ro storage tank with new storage tank. Checked operation, water flowing freely. Repaired dishwasher drain hose. Checked operation to ensure no leaks from connection at garbage disposal.
Came out here for your furnace maintenance. Everything checked out within the furnace. Just need to replace a water panel cleaned out flame sensor replace filter for them and show their operations within the furnace is working perfectly fine. Thank you for choosing LBA

Out today for exploratory diagnostic hole in ceiling of garage for wet spot. Upon inspection discovered that wet spot is most likely from shower tile, as shower drain was ran constantly and consistently and showed no signs of leakage whatsoever. Thank you for choosing LBA services!

Today the inducer motor and a new assembly was replaced. While restarting the unit I found that the unit’s heating control board was sending improper voltages to the inducer motor. (2nd stage voltages without a call for heat). The ignition board was sourced and replaced as well, Once the ignition board was replaced the heating functions performed correctly. The flame sensor was cleaned and he heat exchanger was checked. The unit was also cycled from the thermostat to confirm that the whole system has returned to proper heating. Arrived for furnace maintenance today. Static pressure is running over the max. Carbon monoxide test was 0ppm. Heat exchanger has no rust or cracks. I replaced furnace filter today. Arrived to remedy a thermostat that has completely frozen. Upon inspection of the thermostat found the screen frozen and not responding to input from the homeowner. Went to the furnace and homeowner asked if the humidifier was working. Adjusted the humidistat and heard the solenoid valve operate but was not getting any water to the panel. Adjusted the water feed valve and was supplied with water. Determined that a piece of calcium had clogged the valve feeding the humidifier. Made sure the humidifier would operate without leaking. Cycled power on the furnace and checked operation of the thermostat. Determined that the thermostat had just frozen much like a computer with too many tasks open and sometimes they just need a restart. If this becomes a chronic issue would recommend replacement of the thermostat. Spoke with homeowner about possible plumbing repairs to a drain for the bathroom sink and installing a faucet in the same sink. Furnace is functioning properly at this time.
1-15-25 East Trane RTU in the warehouse, near the loading dock. Not heating Spoke to Matt upon arrival. Checked the east RTU serial # 16401150JA Found a gas valve was not getting power from the ignition control. Checking out the ignition control, moving wires down to the gas valve. That the ignition module does have some corrosion on the back of the control. I finally got 24 V to the gas valve however, the gas valve was not working at all, not open. Matt got approval to replace the gas valve and also the ignition control. I don’t want that failing in the middle of the night. Picked up gas valve and addition control and installed. Tested the system for proper operation and gas leaks system is working at this time. I did find one other issue that needs to be addressed down the road. There is no gas cock to either one of the feed the warehouse. Currently system is working I had no gas leaks. West warehouse RTU we area still waiting on parts
1/15/25 - Completed a light maintenance on all equipment. The filters were changed and proper operation was tested. One of the make up air units is not working properly, the customer said he will call to schedule a service call. Overall, all other equipment was in good condition, it was running well and there were no further issues found at this time.

Went for a maintenance call today. Tested for static pressure, system was operating close to max rating. Will revisit for second maintenance for other furnace. Tested for co no carbon monoxide was detected. Inspected heat exchanger no wear and tear. Temp split is passing for system. All electrical components are passing. Blower is dirty on main floor unit.
