Out today for low pressure in bathtub after pressure regulator install. Upon inspection set factory calibration from 50 psi to 75, ensure that pressure had improved and it has significantly. Cleaned up work area did not collect. Thank you for choosing LBA services!

Went for a furnace maintenance. When going to furnace tested for co. No co was detected when testing. Inspected heat exchanger no wear and tear. When testing for static pressure. System is above max rating. Did a temp split for furnace. Is passing for manufacture specifications. As well as all electrical components. Drain line is clean. Did a gas leak search, no gas leaks when do so. System is up and running before leaving. No further wear and tear. Thank you for choosing LBA services.

WHOLE HOME HUMIDIFIER was installed and tested. Humidifier operating properly. No leaks present at conclusion of service.

Quote to replace the failed inducer assembly on the Carrier package unit serial 3702G40246. Price includes the factory replacement parts and labor. The Modine unit heater will be revisited at no charge while on site to verify the cause of the no heat condition found during the recent maintenance. If further repairs are required to restore the heat from the unit heater they will be quoted separately. Lit pilot light on unit heater. Test and confirmed unit heater operation. Replaced inducer motor on Rtu serial number 3702G40246. Test and confirmed operation on unit as well. Both units are functioning properly at this time

Arrive to customers for a furnace tuneup and during the Inspection all components met within factory specs

Quote to replace the run capacitor on the draft inducer motor on the Goodman package unit serial 1303066572 marked as #1 on the checkout sheet. Price includes the factory parts and labor. 11-11-24 Replaced run capacitor on inducer motor. System is functioning properly at this time

Inreplaced bad inducer motor with new motor. Ran system. System is now functioning properly and safely at this time

Quote to replace the control board in the Goodman package unit serial 1212135249 marked as #2 on the checkout sheet. The existing control board is not controlling the inducer motor resulting in no heat. Price includes the factory parts and labor. The unit was not able to be tested completely in the heat mode due to the failed board. The heating operation will be verified after repairs. Price is for the listed repair only. Any further repairs if required will be quoted separately. 11-11-24 Replaced control board. Got power going to inducer and unit try’s to kick on but inducer motor doesn’t come one. Spoke with John and he verbally approved new inducer.

Tried to set a RTP appt. Customer said they’ve already decided to leave the static pressure issue alone. Switched to IAQ needs. Got brushed off repeatedly.

Upon arrival I began the furnace tune up. I started with a static pressure test. Your system is rated for a maximum of .8 and the test showed it to be at .76 total which is very high but not yet failed. Next, I checked the running amps on the inducer and blower motor and both were within manufacturer specifications. I cleaned the flame sensor. The blower wheel looks pretty clean at this time. The temperature rise is within specs at 56 degrees. I looked over the heat exchanger and it looks pretty good for an 11 year old furnace. The evaporator coil looks pretty clean as well. I did a CO test to make sure we don’t have any leaks and the system tested at Zero PPM(parts per million). System is safe to use at this time. Lastly, I replaced the humidifier pad today. I cleaned out the humidifier casing with simple green because it has some stain from the microbial growth. It is now clean and the water source to the humidifier is at the proper flow of water. 11/8/24 - Completed a full heating maintenance on five RTU’s and two unit heaters. Both unit heaters were in good, working condition. For the units, all filters were changed, heat exchangers were checked, and proper operation was tested. Unit 5 and 6 have issues which are listed below. Unit 9 also had a pretty loose belt, but it was running good for now, it will need to be replaced eventually. Other than that, the rest of the units were in good condition, they were running well, and there were no further issues found, other than the ones listed below. Trane Unit A5 M/N - GBC060A4EMA000000000, S/N - 17251634PA The unit has a pretty loose A40 belt, which would be recommended to replace. Lennox Unit A6 M/N - LGC072S2BT1G, S/N - 5604D15080 The unit is currently not heating, gas has been shut off to the unit and it will not be heating until the issue is resolved. It has a bad igniter and igniter wire which will need to be replaced. ($44.61+62.55)

Arrived to customers for an Furnace tuneup, and during the inspection, we discovered a gas leak at the nipple next to the furnace and has been retighten. All other components met within factory specs.

Came out here for a furnace tuneup test of static static was passing to go look at the rest of the unit. Make sure everything else is good. Replace filter on the unit clean flame sensor took amps on the motor and blower motor. Both were good blower wheel was clean checked out need a change. Your Franny cracks her holes. Completed heating inspection. System operating properly in heating mode. Matt apporoved the installation of a whole home humidifier to help prevent his wife from getting nose bleeds caused by dry air in the winter. This installation is scheduled for next Friday, November 15.
