Went for a repair call. When inspecting system notice water on the floor. Did clean up and found the leak. Drain line was overflowing from humidifier. Causing burners to be wet and not ignite correctly. Dried up igniter system is up and running back to normal. Thank you for choosing LBA-Johann.

Today I accessed the roof and checked the make-up air unit. The unit display is failing. I will be contacting the manufacturer for new display options. The unit was cleared of all error codes and the airflow was checked. The temp rise is in not past the high temp limit. All on-site documentation for this unit was gathered to source a new display. At this time the unit is functioning. Thank you, Jon Tech notes: RUPP, M/n RAM-M 20, display failing, reset unit, sourcing a new display.

Customers company is Anthony who installed all systems, we came out for a free maintenance on only 1/3 systems. Static decline tag at the bare minimum

Went for a maintenance call today. Tested for static pressure system is failing. For the max rating for static pressure. Did a co test, no co was detected when testing. Inspected heat exchanger no cracks were found. Did notice heat exchanger has stress marks forming. Temp split is passing for system. All electrical components are passing. Blower wheel is clean. Did clean flame sensor and pressure switch hose. Filter did need to be replaced. Customer provided filter and replaced. No further wear and tear on system. Thank you for choosing LBA service-Johann.

Came out to replace a solenoid valve. That was bad was causing really bad. Humming noises switched it all out. Make sure no leaks. Humidifier is up and running. Thank you for choosing LBA

2-11-25 No heat in the upstairs rectory area Spoke to Patrick on site. Trane split furnace, horizontal up in the attic. Found the automatic high limit switch had failed. I could not find the model and serial number of this furnace. I did find the packaging for the limit switch that failed. It looks like it’s been replaced twice , now it’s the third time it’s been replaced. I spoke to Doug. We’re gonna need to do a little diagnosing on this unit when it comes to heat. Today not a good day for it with pending storms coming in. They’re really busy getting ready.. I have to be escorted in this building. Installed the new limit cycle the furnace on furnace working at this time.

Went for a maintenance inspection today. Did a static pressure test it failed. When testing for static pressure, the filter got changed, both dampers were open, and vents are open. Did a carbon monoxide and gas leak test, there is no leak. Combustion analysis test passed. Inducer motor is over amping. Gas pressure and pressure switch passed. Exhaust flu is in good condition. Temperature split between the supply and return duct passed. Blower motor amperage passed and blower wheel is clean. Thank you for choosing LBA services!

Came out here for a furnace tuneup. Upon arrival tested static static was passing, hooked up my combustion analyzer, as well as my ppm reader to make sure the unit is running properly. Unit was running properly. Took a look at the heat exchanger, found no rust or concerns. The only thing I did see was at the blower wheel itself was starting to get dirty besides that everything else was working perfectly fine. I replace the filter and cleaned out the flame sensor. Pulled out resistor and turned Down water flow at the ball valve. Humidifier operating properly at departure.

2/10/25 - Completed a light maintenance on all equipment. The filters were changed and proper operation was tested. RTU 6 is still currently not heating, it was discovered last maintenance, and it has already been noted. The customer has still not approved the repairs, but they are aware. Overall, the rest of the equipment was in good condition, it was all running well, and there were no further issues found at this time.

2-7-25 Heat is not working in classroom W123 Spoke with Patrick Located the RTU on the roof Lennox Model GCS16-513-125-5Y Serial 5693L11130 Found the ignition controls had a really had a real weak spark. Picked up a new ignition module and installed unit is working at this time. When we were in the classroom and testing the unit before I did the repair, there was a gas smell in the classroom. This was coming from the filter access slide door. The door was sitting on the roof. When the furnace tried to ignite, there was a gas smell coming through the door. We put the door back on and secured it. System is working at this time..

Today a site visit for future maintenance was performed. In addition to this ductwork was measured for two rooftop units for the purpose of extending the ducts through a wall and providing climate control on the production floor. Tech notes: completed site survey and measured for extending the loading dock rtus through a wall into the production floor. Wall thickness 5 1/4” Wall studs 16” on center Duct size East loading dock: 17 1/4” x 24 1/2” (90deg non-vaned elbow)(return), length to wall 35” 24” x 10 1/4” rectangle duct (supply), length to wall 9.5” Duct size West loading dock: 16”x17” (return) 14”x24” (supply) *both are 36” from wall

Installed backplate for thermostat re-leveled, outdoor unit thumb gums around penetration

Sump check valve disconnected and rubber Fernco worn. Reconnected new sump check valve and checked for leaks. Customer installed sump themselves previously
