Arrived to do a performance maintenance. Set up for combustion analysis temperature split and static pressure tests. Found that the system is operating with failing static pressure. Spoke with homeowner about my concerns with the systems airflow and reached out to a field supervisor to finish the diagnosis on the systems static pressure. Verified operation of all mechanical and electronic components of the furnace. Found that the capacitor for the blower wheel is failing. Checked blower for cleanliness and to see if there is any play in the bearings. Found that the fan for both heating and cooling is heavily coated in dust. Checked systems heat exchanger to ensure proper venting of flue gas. Found hot spots and other signs of age. While checking the heat exchanger found that the evaporator coil is impacted with dust debris and heavily coated in bacterial growth. I installed a three-quarter inch ball valve On hot water line above water heater. I also flushed the water heater and refilled the water heater. I relit the pilot to Water heater. I installed a new quarter turn 2-way water stop on hot line for kitchen faucet and dishwasher. I cleaned out some of the calcium build up around the inlet of the kitchen faucet hot supply line. Dispatched for condenser making a loud bang. Upon arrival, I turned on the outdoor unit compressor came on and ECM fan motor would not. After further diagnosing, the ECM fan motor is bad. ECM fan motor is under warranty. Part is on will call. no payment was collected will be collected at completion of job. We’ll schedule to replace the ECM fan motor along with a condenser coil cleaning and install two smart ACs along with a tuneup. Went to service two air conditioners today. Airflow passed on both systems, but they’re using a very restrictive filter for both systems. Evaporator coils are very rusted. Capacitor failed on one system and the other had an over amping fan motor. Coils are clean on the AC. Thank you for choosing LBA services

Dispatched for two annual furnace inspections. Upon arrival, both systems were working during the inspection. I checked static pressure, amps on the inducer motor and blower, cleaned the flame sensor and also inspected the blower wheel. Changed both humidifier pads. 3-13-25 Men’s steam room boiler repair. They just installed the new heating elements. Now the boiler is dripping off on low water. Today I found the steam boiler was off and drained, which is good. I closed the drain valve and started the system. System did come up the temperature and turn off however, on the second cycle, the unit would not come back on and the low water sensor was tripped. I opened up top of the boiler removed the low water sensor. It was clean from the other day. However, the tube that the low water sensor sits in has a drain hole on the bottom, had some calcium buildup on it. It was not allowing to drain so the boiler felt it was always full of water. We cleaned the sensor tubing and also replaced the cap on the bottom reinstalled and cycle the boiler probably about four times. System is working at this time. There is no water softener tied into the steam boiler. This boiler constantly brings freshwater in, which will cause it to calcium to build up pretty qu

Today when I arrived I confirmed that the outdoor unit was receiving a call for cooling from the indoor twinned furnaces. Proper voltage was not present at the outdoor unit’s disconnect box. The outgoing voltage at the breaker (3pole 60a) was passing 208 3ph to the disconnect box. The transformer that powers that converts the 208v to 460v for the condenser has failed. I relayed this to Jessica and they will be reaching out to their electrician. A few non-powered tests were ran on the outside equipment while on-site today and the results are listed below. 3/7/25 - Completed a full cooling maintenance on 4 split systems. The filters were changed, coils were cleaned, and operation was tested. Furnaces 1 & 2 are twinned and belong to the same 10 ton condenser, which is not cooling at this time. The condenser is not turning on at all, it could be a weather issue, or a mechanical issue, but we will need to come back, and it will need to be looked into further to determine the issue. Other than that, units 3 & 4 were both running fine and had no issues at this time.

Completed cooling maintenance on all three rtus. Units a re all very new and are functioning properly. Amp readings are all normal , coils are clean , filters have been changed. No issues at this time

Found filter causing system to overheat. I checked out unit and performed safety checks. The furnace has some carbon monoxide leakage. The heat exchanger is covered in heat strain and a lot of rust on the inside. I found a lot of separation on the seams. I showed homeowner and supervisor arrived to discuss options.

Middle roof 5 units (3mau, 1 packaged unit) Performed a site survey. The equipment shown to me that an estimate for maintenance was requested totals: 1 split system in the employee area (ground floor), 4 split systems in corridors on the ground level (2 in the east corridor that has the nurse’s station and 2 in the west corridor that also has a nurse’s station). There are three split systems above grid located in the 2nd floor laundry room and three more split systems located in the records office that are also above grid. There is one rooftop unit on the east and one on the west that are located on their own walkout roofs that are accessed through the laundry room and records office on the second floor. There are 4 condensers on the east roof and 4 condensers on the west roof. Each are accessed through residents rooms however one resident was not available for access (east roof). There are two (one on the east and one on the west) condensers that are on ground level outside that
