Arrived for a leaking furnace in the the attic. Drain was running to the gutter outside the house, freezing, and then backing up and overflowing. Unfortunately the was no where to run a condensate pump. Scott came out for another pair of eyes on the situation, and discussed the best options for you.

Went for a repair call. When going to humidifier system wasn’t running. Did drain out humidifier and filled back up. System is communicating as it should. Error code giving is the steam canister isn’t functioning as it should. Would only turn for a couple seconds before shutting down. Canister will need to be replaced. Approved via phone call. Will be out next week to replace and have humidifier up and running.

Job sold for install today.

Following up 2/21/25 to finalize decision.

2-20-25 I have more notes to put in and install gas pressure regulator and then also had to pick up a gas valve which I’m gonna install tomorrow and I will document which system is on

Completed 2 system furnace maintenance. Main floor system was struggling to run due to lack of airflow. The air filter was clogged and causing the furnace to overheat. I changed out air filter and performed maintenances. Furnaces are running as they should at departure.

Signed up customer during first tune up. He is currently in the middle of finishing drywall in the basement and needs duct cleaning. We will be doing that once the drywalling is finished.

Completed furnace inspection for customer, found that secondary heat exchanger is leaking water and low levels of carbon monoxide in home. Contacted field supervisor to advise customer on options for correcting found issues.

2/19/24 Dining room rtu: today the snowstorm had stopped and I returned to diagnose the rooftop unit that serves the dining room. There are several units that provide climate control to this room. What was discovered today was that the regulator had failed. The gas line was opened and adapted to read the inlet gas pressure which was needed to match the gas line pressure to the rooftop unit. The required information gathered today was relayed to a supplier and a replacement regulator was sourced. The part will be picked up and installed as a continuation of this ticket.

Upon arrival I met with Ian and he relayed to me that the lobby was not staying warm and the therapy gym was too warm. This is a linked and communicating duct system upon arrival the lobby T-stat had a lower than normal setpoint programmed. The therapy gym thermostat was reading 17deg below the room temp. I adjusted the offset confirmed that the wall behind the thermostat. On-site maintenance said they wanted to plug the hole behind the thermostat. The gym was set to run and the ductwork as well as dampers were checked for proper flow. Then the gym was turned off and the lobby was turned to override to provide a call for heat. Both the call for heat and the damper positions did not complete their purpose. I did climb onto the roof via roof access hatch and confirm that the economizer is closed and that there were no panels that had fallen off of the unit. A full communicating thermostat reprogram at the board/system control board will be needed. The other unit checked was

Went for a furnace inspection today. Did a static pressure test, it failed. Did a carbon monoxide and gas leak test, no leaks. Inspected the heat exchanger, the primary and secondary both have wear and tear. Secondary heat exchanger is most concerning. Inducer motor is leaking. Evaporator coil is rusted. Filter is clean. Out today to install new flexible gas line for gas range. Did so successfully, tested no leaks. Cleaned up work area and collected paid with a card. Thank you for choosing LBA services!

Found resistor in water line. This was stopping proper water flow. The resistor caused the solenoid to clog up with hard water deposit. With customer permission I replaced solenoid and activated club membership. I installed smart ac sensors while I was there.

Wanted to hold off on zoning system for now.

Replaced solenoid valve on humidifier.

Delivered filters to customer and assessed Smart AC warnings. Called Smart and are currently working with them on getting it straightened out.
