Went for a maintenance call today. System is passing for static. All electrical components are passing for manufacture specifications. Refrigerant charge is passing. Cleaned condenser unit outside. No wear and tear on system. Did adjust humidifier thermostat to a lower setting. System is up and running before leaving. Thank you for choosing LBA services-Johann.

4-9-24 Tennis building Outdoor pool heater Started the pool gas boiler Currently the pool water temperature is 50° I set the flow valves to maintain a 15° temperature differential. 110° supply with a 95°return. Once the water warms up some in the pool, we will have to tweak the controls a little bit mostly the flow valves, but they will let me know when they get the water up to temperature at 80° The manual high limit on this boiler is set for 140° once the boiler water heats up they may have to reset that. There is a new gas pressure regulator that was installed, I guess this summer it feeds the boiler and the water heater so I didn’t wanna tweak with the gas pressure itself. I did t test my gas temperature and my draft in the flue. checked out OK so we should be fine. The burners look good too.

Completed full cooling maintenance. I washed out the condenser unit,changed filter and tested all cooling function from stat. This unit is running as it should be at this time.

Customer declined estimate to replace water stop shutoff valve

Arrived for 2 ac tune ups. All electrical components are running within manufacturing specs. At the outdoor units all electrical components are running within manufacturing specs. There are good temperature splits with each system at 20 degrees. Tow furnaces and one ac are from 2002. The ac for main floor is 2011. Thanks for choosing LBA.

Customer called for no cool on main system and no heat in attic system. Found thermostat for main floor had failed and was no longer sending signal for cooling. Second floor system was in emergency heat, changed out and heat was operating. Discussed heat kit with customer and explained time would be needed to fully diagnose that.

Today I spoke with the on-site staff and they relayed to me which unit was making noise last Friday. I accessed the roof and located the unit that serves the front of the business. I mechanically checked the rooftop unit for any loose sheetmetal, rattling noise, rubbing parts etc. During this the blower motor and wheel, condenser fan motor mount, compressor mounts, access panels and other components were also scrutinized. I added a screw to a door panel and the disconnect box. The unit was cycled and checked several times. The temperatures and amp draws were also checked for the A/C mode. Unfortunately the unit was not making the noise described today however several small rattles and vibrations were addressed. The air filters are also in need of replacement due to being packed with dust. I offered to replace them today and was declined as the corporate office does the maintenance contracts and the airfilters are included in that. Airflow may also play a role in nuisance

Dispatched for a AC tuneup, at arrival system was operating. During the tuneup. I inspect static pressure., refrigerant pressure, compressor, fan, and blower amps. During the inspection of the refrigerant pressure the pressures were reading high. I performed a quick cleaning of the condenser coil. This allowed my pressure to come down for more accurate reading. The pressures were indicating that the compressor was starved of refrigerant. I added 11 ounces of refrigerant. This brought my pressures to the preferred numbers. Came out to do a simple and easy mini split cleaned filters checks amps everything was good

Dispatched for basement furnace was not operating. Upon arrival the furnace was showing a code for vent issues. Check pressure switch and all tubing. While checking the pressure switch tubes found one to be loose. I then secured it on the port and the code reset and the furnace is operating. Thank you for choosing LBA services.
