Arrived to customers for furnace tuneup for multisystems, enduring inspection. We received a high static pressure from both furnaces along, discovering a gas leak in dirty blower wheels other than that all of the components met within factory specs.

DATE: 11/6/24 Detailed description of what was done today: arrived at home and got history and completed five shot with homeowner. Once that was completed, I got started on for home inspection to see what was needed to get done in the house. After fall on completion of inspection, made aware and tear list of three lavatory, faucets and shower valve. once quote was completed and presented she signed off on it so I got started on installing all new fixtures. After everything was installed, ran multiple test to make sure it was all running properly, collecting signatures, and payment and headed out. Wear and Tear: -3 lav faucets & shower valve After reviewing the entire house I went over everything with Cheryl to ensure they understood everything going on in the house and what could be done to address it. Went for a furnace maintenance call today. When going to furnace tested for static pressure. Static was passing for system. Did carbon monoxide test. No carbon monoxide was detected when testing. Checked heat exchanger. No wear and tear on heat exchanger.Replaced filter for customer. When calling for heat furnace kicked on and condenser. Came to the conclusion wiring was old and needed to be replaced making false contact with wiring. Replaced wiring for customer with approval. UV bulb needed to be replaced as well as water panel. Got approval to replace as well. Cleaned out flame sensor and pressure switch hose. Blower has slight dusty forming. But UV bulb will help to get less dust and debris. All electrical components are passing for manufacture specifications. System is up and running correctly before leaving. Thank you for choosing LBA services-Johann.

On this job, I was re-running new wire for it the furnace and AC system. Now that the new wiring is in, we have proper heat and at the current moment we are bypassing the heat pump and going directly into furnace when there is a call for heat. That way we can save money in the long run on energy costs.

11-6-24 AHU#4 We were able to replace the two blower shaft bearings without removing the shaft. however, we needed to move the blower wheel to a different location on the shaft. The blower wheel on this unit is a 1989 so if there’s any damage to the blower wheel after we make the repairs, we are not responsible for it. The original repair would’ve been to replace the blower wheel, shaft, the bearings and potentially the whole unit. I did try to get those items above from the manufacturers local rep, but after two weeks and not getting a call back.

Came out here for a furnace tuneup. Upon arrival tested static static was passing on the unit, as well as CFM‘s. Took a look at all. The unit itself was looking decent for the age of the unit itself. I didn’t reset. The inducer itself was leaking and I notified the customer I’m getting it replaced. They did say that they were going to hold off and think about it took a look at heat exchanger No visible cracks got no ppm readings everything else did check out. Thank you for choosing LBA

On this job, I worked on identifying several concerning issues along with giving an estimate on duct cleaning. I found the ducks were undersized to accommodate the amount of airflow. The furnace provides. I found the returns are undersized in order to move. The amount of return are required for the system. Makes the static pressure double. found the water heater leaking water. Found the flue pipe damaged with a hole in the Y. Found duct flex connector on supply laden with biological growth. I suggest a two star duct solution upgrade. I suggest a new 50 gallon water heater install and I. estimated a duct cleaning for $1500. Our customer would like to talk it over and give us a call back.

Upon arrival I began the furnace tune up on the unit in the attic for the upstairs. First, I did a static pressure test on the unit which is rated for a maximum of .5 and the system is running at 1.22 which is over double the max rating. We definitely need to look into this further and my Field Supervisor will discuss that information with you. I continued my tune up. I checked all electrical components which were within specifications. I also found water in the drain pan under the furnace but found no water inside the furnace box so we need to find out where that water is coming from. I then moved to the main floor unit which is located in the basement. The static pressure on this unit has a max rating of .8 and it’s running over that max rating at .89. The Field Supervisor will look into this unit as well. I continued with the tune up. Found all electrical components are within manufacturer specifications. No water found downstairs. Homeowner replaced both filter before we arrived to

Today I arrived and checked in with Kim. She relayed to me that all of the indoor areas were warm and not cooling. I accessed the roof and opened the control panel for the rooftop unit. The unit was moved into test mode and compressor #1 and #2 were locked out of operation. The unit was powered down, visually checked and restarted. The unit returned to normal cooling function after the reset. During the visual inspection I discovered that the filters were very dirty and preventing the unit from having proper airflow. An offer to source and install new filters was declined. It was explained that the dirty filters may cause another lock out scenario with this equipment. Arrive for furnace maintenance today. Checked static pressure and found it is failing this time. A filed supervisor was declined, she has heard about it before. Blower wheel is very dirty and needs to be cleaned. The inducer motor is running at max amps. I didn’t see any cracks in the heat exchanger but hotspots are starting to form. Very pleasant young man! Haven’t needed heat on so have no comment as to how his service will perform . Heater was working fine when last used in the spring. One thing missed was opening the water for the humidifier and checking it as your other techs do, making sure water flows and many times I need a new filter, possibly this wasn’t part of his training being new. Two supervisors stopped by to check his work, he was already finished and about ready to leave so they didn’t go downstairs to see what was done or not! I’ll open the water valve, hope nothing else needed.

We called to get a faucet replaced, a leak fixed and a sink repaired. You came into our home and spent 5 hours looking for other "issues" (it's a 70 year old house, you're bound to find them) and then left to say you'd come back tomorrow to complete the job we requested (which would take 3 hours). NO ONE asked you to snorkel through our home for a day without doing what we called you out here to do (and don't even get me started on the "water testing" scam done to try and upsell a water softener). You had two men in my home for 5 hours, you fixed NOTHING and then suggested I spend $12,000. I'm sorry, maybe you have other customers who have that kind of time to waste, but I do not.
