Installed toilet on main floor and added pre with main water shut off

Out today to ensure washing machine valves are not damaged or something behind the wall otherwise. Upon inspection discovered that while cold valve works properly, hot side valve body is partially internally failed, a small amount of water passing through the valve when it’s off. Informed homeowner of findings and cleaned up work area, did not collect. Thank you for choosing LBA services!

Upon arrival I began the furnace tune up. The homeowner let me in and then needed to leave to go pick up her kiddos. First, I ran a static pressure test. This system is rated for a maximum of .5 and it is testing at .43 which is good. Next, I ran a CO test and got Zero PPM(parts per million). I checked the running amps on the blower and inducer motor and both were testing within specifications. I checked the temperature split and it was at 42 degrees which is within specs also. Everything checked out well today and I didn’t find any issues with your system. When I finished no one was home back home yet, so I left my furnace check lists on the kitchen counter on top of the laptop. If you have any questions or concerns please feel free to call us! 1-14-25 Spoke to Lauri on site Having heating issues with the gym area on the first floor and the theater area on the second floor Gym area The Zoning system has 2 thermostats., I got up on the roof isolated the RTU tested and both single stage and two stage heat. Yeah it’s working properly. I am not getting a call from the zoning system which is a Zonex controls I spoke with their technical assist department. We went through the addressing and whatever else I can get to come to find out that the board itself has failed. The theater system is also a zoning system zonex. with 2 thermostat This system looks to be calling for heat however we did check the RTU up on the roof that feeds the area and the control. Circuit breaker was tripped. Reset the control circuit breaker we did find a bad belt loose belt, but they will take care of that. Currently the system in the theater is working. Followed up with customer on furnace replacement. They have decided to go with another company due to price. Didn’t want to work on our pricing further.

1-9-24 Fitness. Area west York RTU serial # N1B3480494 Yesterday the diagnostics board was showing had a bad ignition module. Today I picked up a new ignition module installed the new module. Unit did run and cycle through however on the third try, I was having issues with the ignition shutting down, when the blower motor will come on. I trace the problem back to a snap disk limit switch that has some loose wire connections. Tighten as many of the electrical connections that I could reach including limit switches rollout switches, pressure switches. I also cleaned the tubing for the pressure switch.. Cycled and run the system working at this time Yesterday John asked me for a thermostat to replace theirs systems thermostat. The terminal lugs on the battery were pretty well shot so I gave them a two stage heat two stage cooling programmable thermostat they installed it.

Water was still backing up in the exhaust. I made some adjustment and the condensation drained as it should. System ran for over 45 min without issue. I also made system restart multiple times as well.

After all dampers and vents were checked, system is at a .62 on a .7 . System is also passing CFM on both sides.

Estimated furnace replacement and ductwork

Arrived to customers for a furnace tuneup, and during the process of the inspection, we receive a high called on static pressure along discovering rust at the heat exchanger, and also a dirty blower wheel. All of the components met within factory specs.

Arrived to do a performance maintenance. Set up for combustion analysis temperature split and static pressure tests. Turned the system off then the combustion analysis reached a dangerous level of carbon monoxide. Found that the system is operating with failing static pressure. Reached out to a field supervisor to finish the diagnosis on the systems static pressure. Went outside and checked the termination kit to ensure the system is able to vent properly. Verified operation of all mechanical and electronic components of the furnace. Cleaned the flame sensor and retested its performance. Checked blower for cleanliness and to see if there is any play in the bearings. Found that the blower wheel is coated in dust debris. Checked systems heat exchanger to ensure proper venting of flue gas. Found that the heat exchanger has holes present and is unsafe. With the furnace operating with over 550 ppm carbon monoxide and having holes in the heat exchanger the system is unsafe to operate. Spoke

Upon arrival the heat was not working. Homeowner spoke with Chase over this weekend and he though the error code was “5” but when I arrived to diagnose I found the error message to read “55” which is the error for a closed pressure switch. I disconnected the hose for the pressure switch and cleared it out. Reconnected it and the system fire right up. I let the system run for about 15 minutes without any error messages or system shutting down. I am going to keep the parts I picked up for your system just in case something happens and we need to come back then we will already have the parts ready. Spoke with Andrew. He has grounded flame sensor. We will need a new board, flame sensor, and wire harness. Scheduled for tomorrow morning. Wife will be available.

Arrived and took off clean out cap to main stack. Ran 500 machine down the line about 75 feet. For that through tested for the water was running properly. So I Collected signatures and headed out.
