Today (4/15/25) preventative maintenance A/C checks were performed on the two carrier heat pump systems. The filters were replaced, the drains flushed, units operated, temperatures logged and amp draws confirmed. The bearings were checked in the motors. Both units are functioning properly however the front unit does have two components that are worn and replacement is recommended. An estimate was created and emailed. The hose Bibb today is leaking water from behind the fixture. I spoke with Mr. Haggerty about the above points. Thank you, Jon

Arrived to do a performance maintenance. Set system for cooling. Measured the systems static pressure measured a temperature split between return and supply air. Found the system operating beyond the systems maximum rated static pressure. Reached out to a field supervisor to finish the diagnosis on the systems static pressure. Went outside and verified refrigerant levels. Verified operation of all electronic and mechanical components. Rinsed coil free of debris. Went back inside and checked interior of the furnace for cleanliness. Found that the blower wheel is coated in dust debris and the condensation pan for the evaporator coil has bacterial growth present. Spoke with homeowner about the system. Air conditioning system is operational at this time.

4-15-25 The meat walk-in cooler evaporator fans are not coming on. I checked the condenser unit up on the roof when I went to remove the cover the system came on. The only thing I found was a burned up electric heat relay which may be pulling power and causing the contactor to chatter. I’m gonna pick up a new contactor and install probably tomorrow morning.

Dispatched for annual AC tuneup. At arrival system is operating. During the tuneup, I checked compressor, fan and capacitor. Also, during the inspection we checked pressures, static pressure, and temperature split. All components of the AC are all operating with manufacturer specs. Today (4/15/25), the indoor evaporator coil was cleaned. During this a drop cloth was laid into the bottom of the unit to prevent any overspray from wetting the insulation. After the coil was cleaned and flushed the unit was operated in fan only mode to dry the coil. The coil did dry and the unit is back in service. Below is the original estimate for reference. Thank you, Jon Tech notes: Trane, rtu, m/n 4YCZ6060C1115AA, s/n 15473POX9H, evap coil cleaning, dried after cleaning. ******** During the bi-annual maintenance today (4/11/25) I saw that the indoor evaporator coil has accumulated dust and debris that is slowing airflow through the coil. I estimate that the labor to clean the coil will be 2-3hrs at a rate of $139.00 per hour. Currently the unit is functioning properly. Thank you, Jon

Camron and Cameron were the team who took care of us; they arrived well within the window for the appointment, calling us ahead of time to let us know they were on the way. When they arrived, they took the time to get a quick tour of our home's plumbing fixtures, and then got right to work. Camron brought in the sewer scope and did a thorough job of inspecting our sewer line from the sewer stack to where it exited our home (as well as offshoot branches to floor drains in the basement), while Cameron inspected all our sinks, the tub/shower, and toilets. They were extremely courteous and super-efficient, and were done within an hour. They gave us a detailed report of their work (and sent us a copy via email) and took the time to chat about options to accomplish their recommendations. I was really impressed by their proficiency and professionalism, and I trust them completely to take care of our plumbing.
