Completed furnace inspection for customer. Components of heating tested good witching manufacturers specifications however there were a few items of note. Customer stated that they cannot get home to heat past 68 without using additional sources, crawlspace is not encapsulated and outdoor air is coming into crawl space and being drawn into the return as well as the supply ducts are not insulated so they are losing temp the further from furnace they are. Found excessive build up of hair on blower wheel and A coil, this is limiting airflow. Flues are improperly ran in conjunction with the water heater and is back drafting into crawlspace. Furnace is unlevel and has been draining into and on furnace causing it to rust. Heat exchanger show signs of rust, pitting and separation. Contacted field supervisor to come and advise customer best route of correction.

Fog frozen sink lines and found that the hot water supply line to the kitchen sink was leaking. Gave customer estimate to replace section of poly pipe with pecks piping and she agreed to have done. I replaced the shut off and sink supply line. Everything is operating as it should at this time.

Went for a maintenance call today. When going to furnace tested for static pressure, static is passing. When testing did a cfm count fails for both supply and return. Did a co test, no claws detected when testing. Inspected heat exchanger no wear and tear. All electrical components are passing when testing. Inducer is running close to max amperage but passing. Completed furnace maintenance and inspection. I checked all components and amp draws. I tested airflow and temp splits. I cleaned flame sensor and spark igniter. Filter was really dirty so I pulled filter and left customer a cheap 1 inch filter. Customer will purchase new 20x25x4 filters. I noticed the humidifier was still turned off so I turned it on and checked it out. Humidifier is not operational due to faulty/leaking saddle valve. Talked with customer about that and membership. Customer approved both and so I will return tomorrow morning to complete work. I did not have the correct parts today.

Arrived to do a performance maintenance. Set up for combustion analysis, temperature split, static pressure test, and carbon monoxide tests. Verified operation of all mechanical and electronic components of the furnace. Found that the blower motor is droning a little upon startup. This is a sign of age and wear on this motor. Checked blower for cleanliness and to see if there is any play in the bearings. Found excessive buildup of dust present on the blower wheel. Checked systems heat exchanger to ensure proper venting of flue gas. Spoke with homeowner about the system. Recommended the maintenance membership. Furnace is operational at this time.

The new tankless hot water had an error code on a Sunday, so we had no hot water. I left a message with LBA that said to take care of us on Monday. I got a call early Monday that the tech would be out that day. During this call I emphasized that it had to be done that day. At mid-afternoon Eli (the tech) showed up. He explained within five minutes that he concluded the condensate (which drains through the inside of the hot water cabinet) from the exhaust pipe must have frozen. He showed me the reason for his conclusion. He also explained how I could easily fix it myself if it happens again.
