Arrived to do a performance maintenance. Set up for combustion analysis temperature split and static pressure tests. Verified operation of all mechanical and electronic components of the furnace. Checked blower for cleanliness and to see if there is any play in the bearings. Checked systems heat exchanger to ensure proper venting of flue gas. Performed an electronic gas leak search. Switched system to cooling. Measured a temperature split between return and supply air and amp draw of the blower motor. Went outside and verified refrigerant levels. Verified operation of all electronic and mechanical components of the condenser. Rinsed coil free of debris. Spoke with homeowner about the system. Heating and cooling systems are operational at this time.

10/7/25 - Completed a full heating maintenance on four RTU’s. The filters were changed, the heat exchangers were checked, and proper operation was tested. RTU 3 has a cracked heat exchanger, which will need to be replaced. W1 has been disconnected, the gas valve has been turned off, and the gas to the unit has been shut off. The unit will not be heating until the heat exchanger is replaced, but it did seem to be running fine when tested. Overall, the other three units were in good condition, they were running well, and there were no other issues found at this time.

Went for a tune up. When inspecting for heat. Temp split was within range. Did a co test and is within range. Inspected heat exchanger did find heat stress on chambers. As well blower wheel is dirty will recommend to have it cleaned. Cleaned flame sensor and replaced filter. Inducer motor is leaking as well at max rating. Going into ac inspection. Temp split is not passing. With a 10 degree temp split. Cleaned rat nest inside of the unit. Contactor rust on high side for the neutral wire. Charge for system is on the under side. Both system are up and running before leaving.

Scam! This free furnace inspection thing felt like a scam from the start. One guys shows up and he says he needs to call another guy because he wasn't sure his meter was reading correctly and that the CO2 was high. Well it just so happened that the other guy was in the area and he brought his equipment in and they found cracks in the heat exchanger and turned the furnace off. He gave me 2 separate quotes for replacement for just the furnace, one for $6696.00 that's with a discount and the other was $8869.00 with a discount. I called a local HVAC company after they left to do an inspection. They showed up today and did an inspection and said there was nothing wrong with the furnace. BEWARE of LBA, and just think of how many people would bite on something like this.

I wanted to get an estimate for replacing my mainline and unclog it, too. They did the scope to assess the line for replacement and I asked them to clear the clog and asked how much it would be for them to do it while they were on site. They said they didn't have the equipment in either van to snake the mainline and didn't offer to call anyone over or get me fixed up. So I went to Home Depot and rented a snake and did the job myself. The guys really were nice enough but they did leave me still stuck with a clog that I thought they would be able to take care of and didn't make any effort to get me fixed up in any way. I really hated leaving this review and didn't want to. But after asking me for a review 3 times, here ya go.
