Went for a service call today. Checked error codes on board. None were displayed and all cleared. Temp split passes for system. All electrical components are passing for manufacture specifications. Cleaned out pressure switch hose and cleaned flame sensor. System is up and running before leaving. Signed up customer for membership and trip fee was waived. Humidifier stat wasn’t set for it to be on. As well humidifier was set on summer did adjust for winter. Tested multiple times and was operating every test. System is up and running before leaving. Thank you for choosing LBA services-Johann

Today I diagnosed a failed control board on rooftop unit #4. In addition to this the wind caps for this rooftop unit and the one next to it are missing. When I arrived the unit was shut down on an internal safety switch that had been tripped and was not heating at all. The unit was intermittently turning the gas valve and inducer on and off while a constant signal from the thermostat for heating was present at the failed board. An estimate for these repairs was created and emailed. The replacement control board was sourced, is available locally and is a factory direct part. Unit#4 and the rooftop unit directly to it’s north has missing wind caps. These prevent the flue gasses from recirculating into the combustion compartment and also prevent the wind from blowing the flames around that may cause the units to lock out on a safety switch. Arrived to do a performance maintenance. Set up for combustion analysis temperature split and static pressure tests. Found that the furnace overheated before finishing these tests. Increased the furnace fan speed to allow me to run the system long enough to finish testing. This in turn increased the systems static pressure, but kept the operating temperature closer to manufacturers specifications. Verified operation of all mechanical and electronic components of the furnace. Checked blower for cleanliness and to see if there is any play in the bearings. Found that the fan for heating and cooling is heavily coated in dust debris. Checked systems heat exchanger to ensure proper venting of flue gas. Found large hot spots and other signs of extreme wear and overheating on the heat exchanger. While checking the heat exchanger turned the inspection camera around and found that the evaporator coil is impacted with debris, further impeding airflow. Furnace is operational at this time.

This task will be getting rid of the galvanize and cast iron pipe that runs to the toilet and shower. We will tie back onto the pvc and most likely will have to caught out drywall and we do not out drywall back.

Installed new furnace and t-stat

Arrived to remedy an inoperable system. Upon arrival found that the systems inducer is clogged with condensation from the furnaces exhaust. Cleared some of the condensation and turned on the furnace. Once condensation is cleared the system will start but will accumulate more condensation as it runs. Found that the collector box is also leaking flue condensation. With all the condensation backed up inside the furnace determined it would be safe to check the furnaces heat exchanger and make sure the system will be safe to operate. Found a hole in the heat exchanger as well as the failed gasket between the primary and secondary heat exchanger. This makes the furnace unsafe to operate. Reached out to a field supervisor to provide repair and replacement options. Signed red tag with homeowner. System is inoperable at this time.

Changed registers will two dampened 8inch louvered grills in there IT rooms.

Today I did a full heating maintenance on 7 furnaces and 2 units heater. I checked all amp draws off all working components took temperature splits. Changed filters. And at this time all units are running as should.

Today heating checks were performed on two nat. gas split systems and one mini-split system that serves the IT room. There were two filters for the furnace on-site and they were used today. Heating check forms for the furnaces were completed and emailed. Below is a list of all hvac equipment on-site as well as the hot water heater. All tests performed today were in the proper range. All equipment is new and in like new condition. All three systems are functioning properly with no deficiencies discovered today. Today the heating checks were performed. The electrical and mechanical functions were checked. In addition to this the filters were replaced. All systems checked functioned properly in their heating modes. All systems were turned back to their initial settings once the tests were completed. Thank you, Jon

This task will be doing a pull and reset on the toilet to gain access to the drain and includes a auger.

Arrived for furnace check today. Static is passing. Heat exchanger looks good. Carbon monoxide test was 0ppm. All electrical is running range. I replaced filter with one you provided. I also replaced humidifier pad. It’s working correctly. I also replaced the batteries in the thermostat. System is running at departure. Thanks for choosing LBA.

Today I looked at the unit marked number 8. Model gcs16-180-375-1 serial 5604F-01324. System will not fire in heat. I found the gas was shut off to the unit. I looked in previous invoices and found last year on dec. 2 it had the heat disabled due to a bad heat exchanger and kept tripping the roll out when the blower motor started. This will need a crane due to the size and weight of the heat exchanger. Sending info to Rick.

A bid for reouting waterlines and bathroom repair.

Completed furnace, maintenance and inspection. I checked amp draws and tested components. I wiped down the furnace and cleaned flame sensor. I checked airflow and temp splits. I had to replace the flame sensor due to the flame sensor not sensing the flame. Furnace is operating within manufacture specifications at departure.

I found the port clogged going into the pressure switch. I also found that the filter was clogged and needed changed out. I cleared out the port on the pressure switch and tested it and then turn system on and off three times to make sure everything was working fine. I replaced the air filter and replaced batteries in the customers thermostat as well. Furnace is running within manufacturer specifications at departure.

Dispatched for furnace tune-up. The components that are tested during the tuneup are heat exchanger, flame sensor, igniter, blower wheel, inducer, temp split and combustion in the heat exchanger. All components of the furnace are with in range of manufacture specifications. 10/27/25 - Completed the monthly filter change in five RTU’s. All filters were changed and all units appeared to be in good condition.
