Today heating checks were performed on two nat. gas split systems and one mini-split system that serves the IT room. There were two filters for the furnace on-site and they were used today. Heating check forms for the furnaces were completed and emailed. Below is a list of all hvac equipment on-site as well as the hot water heater. All tests performed today were in the proper range. All equipment is new and in like new condition. All three systems are functioning properly with no deficiencies discovered today. Today the heating checks were performed. The electrical and mechanical functions were checked. In addition to this the filters were replaced. All systems checked functioned properly in their heating modes. All systems were turned back to their initial settings once the tests were completed. Thank you, Jon

Arrived to do a performance maintenance. Set up for combustion analysis temperature split and static pressure tests. Found that the system is operating with excessive static pressure. Verified operation of all mechanical and electronic components of the furnace. Checked blower for cleanliness and to see if there is any play in the bearings. Found that the fan for heating and cooling is heavily coated in dust debris. Checked systems heat exchanger to ensure proper venting of flue gas. Furnace is operational at this time.

This task will be doing a pull and reset on the toilet to gain access to the drain and includes a auger.

Arrived for furnace check today. Static is passing. Heat exchanger looks good. Carbon monoxide test was 0ppm. All electrical is running range. I replaced filter with one you provided. I also replaced humidifier pad. It’s working correctly. I also replaced the batteries in the thermostat. System is running at departure. Thanks for choosing LBA.

Today I looked at the unit marked number 8. Model gcs16-180-375-1 serial 5604F-01324. System will not fire in heat. I found the gas was shut off to the unit. I looked in previous invoices and found last year on dec. 2 it had the heat disabled due to a bad heat exchanger and kept tripping the roll out when the blower motor started. This will need a crane due to the size and weight of the heat exchanger. Sending info to Rick.

A bid for reouting waterlines and bathroom repair.

Completed furnace, maintenance and inspection. I checked amp draws and tested components. I wiped down the furnace and cleaned flame sensor. I checked airflow and temp splits. I had to replace the flame sensor due to the flame sensor not sensing the flame. Furnace is operating within manufacture specifications at departure.

I found the port clogged going into the pressure switch. I also found that the filter was clogged and needed changed out. I cleared out the port on the pressure switch and tested it and then turn system on and off three times to make sure everything was working fine. I replaced the air filter and replaced batteries in the customers thermostat as well. Furnace is running within manufacturer specifications at departure.

Dispatched for furnace tune-up. The components that are tested during the tuneup are heat exchanger, flame sensor, igniter, blower wheel, inducer, temp split and combustion in the heat exchanger. All components of the furnace are with in range of manufacture specifications. 10/27/25 - Completed the monthly filter change in five RTU’s. All filters were changed and all units appeared to be in good condition.

Went for a maintenance call today for heat. Tested for static pressure, system is passing when in heat. Did a combustion test is within range. Inspected heat exchanger no cracks/leaks were detected. All electrical components are passing for manufacture specifications. Did clean flame sensor and pressure switch hose. Checked temp split and is within range. System is up and running before leaving. Switched system to cooling. Measured a temperature split between return and supply air and amp draw of the blower motor. Went outside and verified refrigerant levels. Verified operation of all electronic and mechanical components of the condenser. Rinsed coil free of debris. Spoke with homeowner about the system. Heating and cooling systems are operational at this time.

Gave pricing to swap master bathrooms lav faucets with new units. Customer is opting to have son do work.

10/7/25 - Completed a full heating maintenance on four RTU’s. The filters were changed, the heat exchangers were checked, and proper operation was tested. RTU 3 has a cracked heat exchanger, which will need to be replaced. W1 has been disconnected, the gas valve has been turned off, and the gas to the unit has been shut off. The unit will not be heating until the heat exchanger is replaced, but it did seem to be running fine when tested. Overall, the other three units were in good condition, they were running well, and there were no other issues found at this time.

Arrived for furnace check today. The filter was dirty. With approval I replaced with a new one. The blower wheel is dirty and needs to be cleaned. All other aspects of the furnace are operating within manufacturing specifications. Thanks for having me out today.
