Considering the top of the line filter in the system and the dust found in the furnace and ac, checked the ductwork for cleanliness. Found heavy dust buildup present in the systems ductwork. Arrived to remedy a system that is not operating. Upon inspection of the system spoke with homeowner about what the system was actually doing. Turned the system on to recreate the issue. System started running as designed. Cycled power to try again and the system was not able to verify that there is flame present. Looked over the system to help ensure the system will operate as designed after repairs are performed. Found that the furnace fan has excessive dust buildup. Spoke with homeowner about the system. With homeowners approval replaced the failed flame sensor under warranty. Removed the furnace fan. Took the blower housing outside and rinsed all dust from the blower. Cleaned the interior of the blower cabinet. Reassembled the blower housing and fan motor. Reassembled the furnace and tested system operations. Verified amp draws on the different motors. Completed two system, furnace, maintenance and inspection. I cleaned flame sensors and wiped down furnaces. I tested components and amp draws. I checked air pressure and temp splits. The air filter on the north side of the house needs changed out. Neither of the two humidifiers on the systems are connected. They are both from the 1980s or 1990s. One of the humidifiers has bacterial growth inside of it. In order to supply more humidity to the building, the humidifiers would have to be replaced. Blower wheels are developing dust. Once it builds up enough, we will need to Pull and clean out the blower wheels. Both furnaces are operational at departure.

Completed two system, furnace, maintenance and inspection. I cleaned flame sensors and wipe down furnaces. I tested components and amp draws. I checked air pressure and temp splits. The furnace for the common area needs a filter replacement. One of the employees mentioned how one of the bedrooms is colder. I looked into it and found a full vent on the floor in the basement. I could not find the hole in the subfloor that it would have connected to, but we would be able to run a new uct line to that room so that way the room holds temperature as it should. With multiple employees and residents, I would also recommend considering elevating the air quality in the building. The best way to do that is with a UV whole home air purifier. This will clean the air of germs, bacteria, viruses, and allergens. For the UV air purifier to work properly it would be recommended to have an air purifier in each system. Both furnaces are operating within manufacture specifications at departure.

Arrived for furnace check today. Static pressure is running over the max. Heat exchanger looks good. Carbon monoxide test was 0ppm. There is a good temperature rise. All electrical is in range. Blower wheel is starting is collecting dust. System is running at departure. Thanks for choosing LBA.

I supplied a new box of electrostatic air filters. Humidifier was not operating properly when I arrived. I was able to unclog the solenoid valve, remove the water resistor, and turn down the water pressure to the humidifier so that way the humidifier operates properly. Furnace and humidifier are operating within manufacture specifications at departure.

Today when I arrived I checked in and it was relayed to me that they think that the indoor blower motor was not coming on however it is now functioning. I asked if she wanted me to check the heating functions and the blower motor and she did. The heating functions were checked and several components were found to be underperforming. The components underperforming are the blower motor capacitor and the inducer motor capacitor. The filters are starting to become packed and are due for replacement. The above items are relatively minor however during today’s checks I found that the inducer motor frame has started to fail and is sagging. I relayed my findings and Lennox is closed today for the holiday. The unit is operating and did not present any signs of an issue today heating. Arrived to do a performance maintenance. Removed and cleaned the filter cover. Replaced furnace filter with homeowners supplied filter. Set up for combustion analysis temperature split and static pressure tests. Found that the systems gas valve was using too much gas for combustion. Tuned the gas valve to bring this within manufacturers specifications. This also helps keep the system from continuing to overheat. Verified operation of all mechanical and electronic components of the furnace. Checked blower for cleanliness and to see if there is any play in the bearings. Found that the fan for heating and cooling is heavily coated in dust debris, impeding airflow. Checked systems heat exchanger to ensure proper venting of flue gas. Found that the heat exchanger is extremely worn. The first bend in the heat exchanger is pock marked and steel seems to be flaking off the structure of the heat exchanger. Furnace is operational at this time.

I installed the new board and the system completed it’s ignition cycle and the indoor blower motor came on once the flames were established. The system was cycled out of heat mode successfully. His unit serves Katie’s office and in now back in service. Two temporary wind caps were made and attached to the rooftop units (s/n ending 10197 & 30291). The factory parts are on back order however they were ordered today and we are expecting arrival Sometime in the next month. The estimate for today’s work is below for reference. Will be shipped to shop. 2wks to 2months *)*(*)*))*)**)*)**))*)*)*))**)/)*)*/ The wind caps were discovered as missing on rooftop unit #4 and unit #3, The replacements are not available locally and are back ordered 38days from the factory. Their purpose is to direct flue gasses away from the unit to prevent exhaust recycling into the burners and protect the flames from wind which may push the flames away from the flame sensor and cause the unit to lockout on a safety switch. Below is an estimate for their replacement. Once the estimate is approved they will be ordered into our shop and installed as soon as they arrive. This is a time plus material estimate for the replacement of two missing wind caps. The material cost for this repair $365.42. 12/10/25 - Completed a light heating maintenance on four RTU’s. The filters were changed and operation was tested. RTU 3 still has the gas shut off due to a previously diagnosed cracked heat exchanger, so it is currently not heating at this time. Other than that, the rest of the units are heating well at this time, they were in good condition, and there were no further issues found at this time.

Scam! This free furnace inspection thing felt like a scam from the start. One guys shows up and he says he needs to call another guy because he wasn't sure his meter was reading correctly and that the CO2 was high. Well it just so happened that the other guy was in the area and he brought his equipment in and they found cracks in the heat exchanger and turned the furnace off. He gave me 2 separate quotes for replacement for just the furnace, one for $6696.00 that's with a discount and the other was $8869.00 with a discount. I called a local HVAC company after they left to do an inspection. They showed up today and did an inspection and said there was nothing wrong with the furnace. BEWARE of LBA, and just think of how many people would bite on something like this.

I wanted to get an estimate for replacing my mainline and unclog it, too. They did the scope to assess the line for replacement and I asked them to clear the clog and asked how much it would be for them to do it while they were on site. They said they didn't have the equipment in either van to snake the mainline and didn't offer to call anyone over or get me fixed up. So I went to Home Depot and rented a snake and did the job myself. The guys really were nice enough but they did leave me still stuck with a clog that I thought they would be able to take care of and didn't make any effort to get me fixed up in any way. I really hated leaving this review and didn't want to. But after asking me for a review 3 times, here ya go.
