Came out here for an AC maintenance upon arrival checked operations in the AC mode. Everything was working perfectly fine. Refrigerant charge was good as well as temperature. Split clean coil outside replace filter filters checked amps on fan and compressor. Both were good as well as checked all wiring to make sure everything was not corroded or loose thank you for choosing LBA.

3-18-25 Performed AC tuneup on two rooftop units. See attached check out sheets findings both are working at this time.. When I went to use the key for the exterior ladder, it was not in the lock lockbox. I talked to Joe about it. I ended up using my ladder to get up on the roof.

Went for a maintenance call today. Tested for static pressure system is passing when testing. Did a cfm count and is passing. All electrical components are passing when testing. Temp split is within range. Refrigerant charge meets manufacture specifications. Clean condenser unit. Signed customer up with membership and installed smart ac sensor as well.

3-18-25 Lennox RTU #8 feeds the upstairs office and north east corner of the store. Today I hosed out the condenser coil. Coil was 80% clogged mostly with dirt. Unit is a three stage system. They’re only using two stages not using the third stage. It looks like it would still run however I think it was over cooling space. After cleaning, checked both circuits refrigerator charge both look good. System is working at this time with an evaporator split about 18° Three other rooftop units up there Trane units did a quick external hose on the condensers they were not real dirty.

Arrived to remedy a system that is unable to keep the home comfortable. Jumpered system to ensure it can operate. Found the furnace heating properly and switching between low and high stage heat. Spoke with homeowner and set system to run at the thermostat. System started up as designed. After viewing my photos of the ductwork the office determined that adjustments can be made to allow the system to keep the living space at a comfortable temperature. Tried to set a date to have the original field supervisor that did the first duct assessment to reassess and make the adjustments the system needs. Office will reach out in a two weeks to schedule these repairs. System is operational upon departure.

3-14-25 warranty AC is not working in the upstairs office area. I got up on the roof found RTU#8 that feeds the office, disconnect was turned off. We were out here, March 6 to do the monthly filter change. I spoke to the tech that did the work on that day. He thinks that the disconnect was off when he got there. I know he usually leaves disconnects on when he replaces the filters if the unit is not running. I turned the disconnect on the blower motor came on and compressor #2 came on. #1 compressor did not come on nor the #3 come on. Number one compressor contactor 24 V connection looks like it’s vibrating loose. See picture #3 compressor looks like it was disabled, possibly by me the way the connector is taped. I reconnected contactor #1 see picture The compressor came on and ran. The system is running currently on two compressors when I put the cover on for the compressor compartment with the condenser fans running the panel pulled right out of my hands. Scam! This free furnace inspection thing felt like a scam from the start. One guys shows up and he says he needs to call another guy because he wasn't sure his meter was reading correctly and that the CO2 was high. Well it just so happened that the other guy was in the area and he brought his equipment in and they found cracks in the heat exchanger and turned the furnace off. He gave me 2 separate quotes for replacement for just the furnace, one for $6696.00 that's with a discount and the other was $8869.00 with a discount. I called a local HVAC company after they left to do an inspection. They showed up today and did an inspection and said there was nothing wrong with the furnace. BEWARE of LBA, and just think of how many people would bite on something like this.

I wanted to get an estimate for replacing my mainline and unclog it, too. They did the scope to assess the line for replacement and I asked them to clear the clog and asked how much it would be for them to do it while they were on site. They said they didn't have the equipment in either van to snake the mainline and didn't offer to call anyone over or get me fixed up. So I went to Home Depot and rented a snake and did the job myself. The guys really were nice enough but they did leave me still stuck with a clog that I thought they would be able to take care of and didn't make any effort to get me fixed up in any way. I really hated leaving this review and didn't want to. But after asking me for a review 3 times, here ya go.

The attention and service of the guys was excellent. The only thing I didn’t like was the lack of communication due to the delay. It was planned for 12:00 and the first technician arrived around 15:00.
