Completed ac maintenance and inspection. I checked all components and amp draws. I tested airflow and temp splits. I cleaned up condenser coil. Airflow pressure is well over the max recommended airflow pressure. Compressor is starting up pulling 83 amps when the max rating is 70 amps. I noticed customer of current issues. Ac is running for now at departure.

Installed new water heater,

Completed furnace maintenance and inspection. I checked all amp draws and components. I tested airflow and temps splits. I cleaned up flame sensor. Customer notified me that the furnace was not efficient and was racking up his bill. I looked further into that and found that the blower speeds were set too low which was causing the furnace to have to run all the time to heat the home. I fixed blower speeds and adjusted gas pressures to have a 50 degree temp split I stead of being at the max temp split of 65. I notified customer of adjustments and the furnace was heating the home much better at departure. After fixing the furnace issues my only main concerns air the ac and water heater. The water heater is 26yrs old and not in good condition. It has signs of leaks and the flames have back drafted. The ac is 18 yrs old and uses R22 refrigerant. This refrigerant is no longer manufactured as of January of 2020. Any repairs that would include refrigerant on this unit could be very expensive.

Out today to redo lavatory drain. Upon inspection determined that both labs were draining into same system, we will return tomorrow to perform work with proper scope. Thank you for choosing LBA Services!

1-30-25 Performed boiler tuneup on 1 boilers systems with 2-Burnham hot water boilers and air handler. Perform the following on both boilers. Blow out the burner ribbons Blow out the burner pilot assembly Tested the low water cut off safeties they’re working Check the circulating pump for any leaks or issues. pump is working properly. Both aqua stats are set at 150° and working properly Pressure was at 18 PSI The expansion tank in the ceiling. The side glass was completely full. This probably was causing the psi system pressure. I removed water from the tank. Got the system pressure to 12 psi, expansion tanks glass is currently at about 3/4 high. Air handler, I pulled the shroud from the blower assembly. Checked the bearings on the motor and the blower wheel bearings. grease both the motor and the blower wheel bearings. Look good properly alined, proper tension. Nothing wrong with the systems. Just set wrong for temp on zoning system and was putting all heat in the wrong location. Spoke with will on what stats need to be set to what for proper function

Replace the existing Carrier 125,000 btu unit heater serial 19R6289 for the Lab storage area. Price includes a Reznor 125,000 btu 83% efficient unit heater and room thermostat. Existing flue and utilities will be reused. New unit covered by a ten year heat exchanger, flve year parts and one year labor warranty. Includes removal and disposal of the existing equipment per EPA regulations. Existing smoke detectors will be reused if applicable. Non operational smoke detectors, fire panel interlock, energy management controls and energy management wiring will be the responsibility of the customer unless otherwise noted. Price does not include mechanical permits if required. Price does not include work outside of normal business hours, weekends or holidays. If there is anything required outside of what is indicated above, a price can be provided once the extent of the work is determined.

Quoted customer for new water cylinder on Humidifier. Looked at unit heater and found fan motor locked up. Called carrier and part is no lo ger available due to age. Will send quote for new system.

Completed furnace inspection for customer. Components tested within manufacturer specification. Static pressure was failing running at almost double the value allotted. 2ppm of Carbon monoxide detected, inspected heat exchanger and it visually appears to be in good condition.

Customer called stating system wasn’t operating properly. Found that the signal was breaking at the thermostat. Once corrected furnace ran for about 5 minutes and then flames continued dropping out and relighting, found that gas valve relay is faulty. Blower motor was leaking oil. Customer is opting to replace furnace. Turned over to field supervisor for further advisement.

Arrived to do a performance maintenance. Set up for combustion analysis temperature split and static pressure tests. Found that the system operating with failing static pressure. Tried to relive enough static pressure to bring the system within manufacturers specifications, but was unable. Set up for a field supervisor to finish the diagnosis on Thursday at 2pm. Verified operation of all mechanical and electronic components of the furnace. Cleaned the flame sensor and retested its performance. Checked blower for cleanliness and to see if there is any play in the bearings. Checked systems heat exchanger to ensure proper venting of flue gas. Found rust present where the heat exchanger is prone to failure. Found lots of debris filling the cracks in the ductwork. Used the inspection camera to look inside the ductwork. Found excessive debris built up inside the ductwork. Furnace is operational at this time.
