Went for a maintenance call today. Tested for static pressure, system is passing on static. Did a co test, no co was detected when testing. Inspected heat exchanger no wear and tear. Arrived for furnace maintenance on air handler. Static pressure is passing. Heat strips look good. Blower wheel is clean. There’s a good temperature split between the return and supply air. All electrical components are running properly at this time. I changed the furnace filter today. System is running upon departure. Thanks for choosing LBA.

Found refrigerant leak in evaporator coil. Called distributor and they will need to ship coil from Arizona. Expected delivery time frame is 7-10 business days. Fixed thermostat set up and got unit to run emergency heat like it’s supposed to however it was still trying to run the heat pump so I pulled heat pump disconnect so just emergency heat will run.

Unit low on refrigerant. Will return tomorrow to diagnose leak

Inspection, and during the process we discovered a dirty blower wheel. A spike amperage in the inducer motor along with a dirty filter, all other components met Within factory specs.

Upon arrival I began the furnace tune up. I started with a static pressure test. This system has a maximum rating of .5 static pressure. The unit is testing at .65 in 1st stage and 1.3 in 2nd stage which is off the charts. Explained things to the homeowners and they have a better understanding on what static pressure is and how it effects the system. When they moved in 2 years ago the unit went out very early in its lifespan and we now know what caused it. I have my Field Supervisor Nick scheduled to come out tomorrow morning at 10am to take measurements on the ductwork and find out what needs to be done to get the static pressure down because at this rate the unit won’t last 10 years, running like it is currently. Went for a furnace inspection today. Did a static pressure test, could only test return side due to limited space. Did a carbon monoxide and gas leak test, no leaks. Did a combustion analysis test, it passed. Inducer motor amperage passed. Gas pressure met factory specifications and pressure switch passed. Blower motor amperage passed and blower wheel is clean. Went for a service call today. I noticed the gas valve was opening, but the igniter wasn’t coming on. After further inspection, I noticed there was a loose connection. Furnace is up and running. Thank you for choosing LBA services!

Arrived for two system maintenance today. For the downstairs system is did carbon monoxide test and it was 0ppm. Heat exchanger looks good. The blower wheel is clean. All electrical components are running properly. I changed the furnace filter and the humidifier pad. System is running good. For the upstairs system all electrical components are running properly. Went for a furnace inspection today. Did a static pressure test, it failed. Did a carbon monoxide leak test, there is a leak. After checking the heat exchanger, I noticed a crack. The furnace is red tagged and gas is shut off to it. Thank you for choosing LBA services!

Completed furnace inspection for customer. Furnace is original to home installed in 2006. Furnace is in overall decent condition. Components for heat sequence all test within manufacturer specifications. System tested at 5ppm for carbon monoxide. Visual inspection of furnace shows minor signs of surface rust and heat stress. Burner tubes have signs of water marking showing that there is a leak somewhere allowing moisture to collect in heat exchanger cells. CO is low level and is not fatal but advised customer that furnace needs to be monitored and inspected regularly. System operating normally at time of departure.
