Arrived for furnace maintenance maintenance. System is 2013 air handler with heat pump. Static pressure is passing. Temp splits are good. all electrical components are running properly. The blower wheel is dirty and needs to be cleaned. There is bacterial growth on the case of the blower wheel. I switched the ac on to make sure it came on and cooled. It’s cooling properly. We will be back in the summer to do a complete ac check. Thanks for choosing LBA.

Came out here for a furnace tuneup upon arrival tested static static was a bit under the max. Customer is aware about static issue and is going to leave at what it is took a look at the rest of the unit noticed that the capacitor for the inducer was reading lower than it should also the inducer was making a really bad clinking noise, which was a sign of failure Besides that no carbon monoxide reading within the ductwork clean flame sensor filter was already replaced. Blower wheel had no wobble to it but was extremely dirty. I mentioned to the customer everything at the unit needed. Customer said they were going to think about it. Thank you for choosing LBA.

Went for a furnace inspection today. Did a static pressure test, it passed. Did a combustion analysis test, it passed. Did a gas leak test, no leaks. Filter got replaced. Inducer motor amperage passed. Gas pressure and pressure switch passed. Exhaust flu is in good condition. Blower motor amperage passed and blower wheel is clean. System full working during tune up, customer declined duct sizing conversation, emailed customer water heater quotes so they can prepare for a replacement in the near future.

Completed furnace maintenance and inspection. I checked all components and amp draws. I tested airflow and temp splits. I cleaned flame sensor and dusted off furnace. I replaced air filter. Furnace is running within manufacture specifications. I found no issues with the furnace today. Main concerns today would be the Water heater being close to 20yrs old. When they reach this age it is better to be proactive rather than reactive. If the water heater fails or springs a leak they can cause severe water damage to the home. The water heater also would have a lot of hard water deposit built up in the system which can lead to issues as well. The pressure regulator valve has leaked in the past as well.

Programmed system to run the humidifier however the system still wouldn’t turn in the humidifier. I talked with customer and she approved for me to install a humidistat instead of replacing the control board. Installed humidistat and humidifier ran as it should.

Arrived for furnace maintenance today. 2020 air handler with heat pump. Static is passing. Blower wheel is clean. I changed furnace filter. All electrical components are running properly. I did check to make sure humidifier was working, it was not. I could not figure out what the issue was. We will be back out on Wednesday this week to are another look. Thanks for choosing LBA.

Out for check in during maintenance, ran into a humidifier issue that we are coming back on Wednesday.

Humidifier setting was set to on;y 15%. I turned it up to 40%. Water flow was good so no other issues. We changed out the air filter while I was here. Told customer to watch it but the humidity levels should come back up in a day or two.

I arrived and met Austin and he relayed to me that the Goodman spark ignition natural draft furnace that serves the downstairs bathrooms was having problems with the blower motor. I turned the furnace on to heat mode and observed the spark ignition and the flames. The flames looked great and they did not move when the blower motor started. The blower motor struggled to start. An amp draw was quickly measured (5.9a) and then the unit was then shut down. The blower motor bearings, and wheels were checked and were ok. The blower motor capacitor had lost half of its capacity. The capacitor was replaced and another amp draw was taken (3.9a). A few extra screws were added to the flue pipe and there are now 3 screws in each flue junction. The unit was cycled through a heat cycle and a flue gas analysis was performed for each burner. The CO for each burner was under 22ppm which is in the proper range.
