4-2-25 Started the spring checkout on one engineer air unit Today I hosed out the condenser coil and flush the condensate drains and evaporator pan. Well, we’ll have to return to finish the

Customer called stating his winter gas bill was outrageous and furnace seems to run non stop. Found that furnace had code saved for open limit switch indicating it may have been overheating and causing the high bills and non stop running. We noted the filter was fairly dirty so we replaced it as well and revised thermostat wiring that was quite rat nested. Advised customer to monitor and alert us to any further issues.

Arrived to remedy two inoperable systems. The main floor system had the main limit shorting on the case of the furnace. The upstairs furnace had a piece of rubber in a burner and caused the system to shut down because gas would buildup and flare out. Systems are repaired and operational upon departure.

Upon arrival I began the furnace tune up. This house has 2 systems. One for the main floor and one for the 2nd floor. The static pressure on both units is rated for .5 max and both systems are failing at .96 & .94. This is causing both systems to run twice as hard as they were meant to be ran. The blower wheels on both units were clean today. Filters were changed before I arrived. Both systems have a 20x25x4 inch 3M Filtrate Filters in them. Temp split on the main unit was at 67 degrees and the 2nd floor unit tested at 33 degrees. The main floor system is 23 years old and we recommend having it replaced. The 2nd floor unit is 13 years old and it has a lot of the same issues as the main floor unit. The failing static pressure is just putting a lot of extra stress on these systems. 3-17-25 HVAC system is down. There’s no static pressure on the gauge. Checked in with Michelle There was a power outage on Friday. I got up on the roof checked the engineered air unit. I do have power 480 to it all three legs. I found the overload for the blower motor had tripped. Reset the overload, blower came on let it run for about 15 minutes and about 15 A is normal. System is working at this time and the AC system has come back on.

For this job, I was performing maintenance on an AC and furnace. Both systems are quite old and have a list of wear and tear after checking the furnace. I noticed a lot of rust and corrosion as well as calcium deposits inside the system and outside around the inducer motor and burner box. After checking the heat exchanger, it was clear that there were multiple cracks and Separation points that were leaking gas and carbon. The outdoor unit is also low on refrigerant which is R-22 and because of the age of both the systems it is highly advantageous to replace rather than repair. The ductwork is not adequate for the 5 ton system and that can explain why we are not getting the best airflow throughout the house. If we include a water heater and install it more to the right of the system, we can include a second drop and add a return. A supervisor has been called out to double check all my findings and come up with the best solution moving forward.

Came out for no heat upon arrival did a visual inspection just to see if there was anything I could see off the bat. I did see that one of the pressure hoses wasn’t connected to the actual inducer motor hooked it back up. Reset the unit unit fired right up tested the unit twice ensure that the thermostat was also sending the correct signal everything‘s up and running perfectly fine thank you for choosing LBA.

Arrived to do a three system performance maintenance. Set up for combustion analysis, temperature split, static pressure test, and carbon monoxide tests for each furnace. Found that the garage furnace has carbon monoxide in the airstream. Reached out to a field supervisor to verify my readings. While waiting on the field supervisor, checked the heat exchanger on this unit. Found damage on the heat exchanger, making the system unsafe to operate. Verified operation of all mechanical and electronic components in each furnace. Checked blowers for cleanliness and to see if there is any play in the bearings. Checked the other two systems heat exchangers to ensure proper venting of flue gas. Spoke with homeowner about the systems. Verified operation of the humidifier in the basement. Furnaces are operational at this time.
