11-15-24 There is no heat in the entire building offices. All 5 Daikin rooftops controls in the units are indicating system is off, the energy management control in the office is also indicating the system are all off. Try to get a hold of Daikin technical service with no luck. Frank’s got a call into TMI and see if they can look at the system remotely. Gave Frank, my cell phone he will call me and let me know if there’s a status on the conversation with TMI for now. I’m gonna close his ticket I did go through all five units all have power to them, and there were no alarm codes.

11/14/24 - Completed a full heating maintenance on six RTU’s. The filters were changed, heat exchangers were checked, and proper operation was tested. Overall, all the units were in good condition, they were all running well, and there were no issues found at this time.

Furnace is not operating because there was never a drain line attached to drain the furnace condensate. Acidic waste water was sitting in the furnace and is leaking out of the collector box in the rear of the secondary heat exchanger, indicating the water tight seal has failed. Furnace is not graded properly, causing condensate to pool in the evaporator drain pan. What appears to be biological growth has already formed in the drain pan. Indoor fan assembly is starting to get dirty.

Upon arrival set thermostat on cool, static was passing, CFM counts were good and temperature split was good as well. Check all electrical connections were good and blower wheel good. On the AC unit outside, we did suggest a hard start kit for compressor since it was drawling an over the amps for start up, also recommended an extensive coil clean. Customer did not want to go with any of the options today. Wash the outside coil with water. All systems are running properly at this time.

3/25/24 Sent out today to Rick and Mary’s in regards to a shower with no flow. Upon arrival I was greeted by the two and went over the purpose of the visit and answered any immediate questions they had. Rick led me to the master bathroom explaining they have already cleared the shower head and attempted a shower rebuild and wants to know what needs to be done next. I went over how they did exactly what I would have started with. I then explained the next step would be replacing the shower valve however I wanted to run vital test to see if we could determine why this happened in the first place. Checked all operations in cooling mode and inspected furnace filter. We checked static pressure which was failing at this time a supervisor will be out to evaluate static pressure. Checked all electrical we found the fan motor is leaking oil and the capacitor is going bad along with the system refrigerant needs recalibrated. We informed the customer but they didn’t want to do anything at this time.

During this visit Don brought me to the building automation interface in the server room. The unit of concern today is unit# 1-2 Daiken RTU that serves the lower south side of the building (break room). The automation software is reporting that the return temp is 48.7 and the supply temp is 60, the humidity is at 164% and the odt is 621deg. F. In addition to these readings the Econ is reporting 20% open and the max value for the Econ has been set at 5%. The automation software reports the unit as heating at 100% with no error codes. The humidity, outdoor temp, Econ % and heating status of this unit are wrong for the reasons listed below. On the roof I noticed while approaching that the nat gas heater is not functioning at all and the economizer is in roughly a 5% open state. I performed a few tests on the equipment to see if we could return heating function. The voltages were checked and the nat gas heating was checked. Performed preventative maintenance on furnace found static was high at over 1.0 removed filter and tested which grout it down quite a bit installed new filter and it rose to .75 which is acceptable beings it is rated for a 1.0 max static all electrical components checked out good blower appeared to be clean humidifier is good as well had to adjust it on the thermostat due to it not coming on at first once it was changed to on it functioned properly advise not to run furnace while your doing Sheetrock sanding in basement as that harms all aspects of your furnace and clogs filters which is hard on furnace wiped entire furnace down to clear of dust and debris I recommend after you get done with your sheet rock to give us a call so we can clean your ducts out get all the sheet rock dust out of there so your not breathing that stuff that stuff furnace is functioning fine at time of departure thank you for being a loyal L.B.A customer we appreciate your business immensely and value you as ou

Company arrived to preform plumbing inspection. Company feels that water quality should be addressed at the test results show that mechanical failure throughout home can be expected. Company informed homeowner appliances are not as durable as the once we’re. Hard water does significantly more damage to newer appliances than old. There are signs of potential issues all throughout home. Homeowners are on a fixed income and are taking the fix it as it breaks approach rather than the fix what makes it break path due to overall financial reasons. 12/5/23-performed heating maintenance, mini split filters clean, changed all filters in the rooftop units, recorded amp draws and deltas, ran all systems in heat mode from microtech controller to make gas heat come on, powered fan to 50% for first stage and 85 for second stage gas heat due to discharge air being set to 89° for heat pumps without emergency heat, all seem to be responding ok, no issues found at this time
