Went for a maintenance call today. When going to furnace, tested for static pressure. Static was passing for manufacture specifications. Did a CO test. No carbon monoxide was detected when testing. Checked heat exchanger no wear and tear for heat exchanger. Cleaned out drain line, pressure switch hose, and flame sensor. All electrical components are passing for manufacture specifications. Humidifier water panel is good. No further wear and tear. Renewed membership with customer. Thank you for choosing LBA services-Johann.

Upon arrival I began the furnace tune up. First, I did a static pressure test. Your system is rated for .5 maximum and your system is testing at 1.1 which is over double the max allowed by the manufacturer. My Field Supervisor Scott is here to find a solution for this high static pressure. I continued my tune up. I found the exhaust flue pipe was cracked and leaking carbon monoxide. I checked the heat exchanger and found lots of rust and cracks starting to open up which is dangerous. When I find a system that is leaking CO I have to shut the gas off and put a “red tag” on the gas line. You can still use the AC portion of the system just not the heat. Upon arrival talked with homeowner, they are on the same well up the hill with a brand new house, built in 2019 and do not have this sulfuric issue. The most likely culprit is sulfate buildup in deep well lines. Give homeowner option to chlorinate line and treat, homeowner requested a call back at 4 PM when they will be with someone who knows more about the well. If they decide to go through with shock chlorination, we will need to sit down and discuss further before they approve, more than likely the week of Thanksgiving. Cleaned up work area did not collect (reservice)

arrived for no heat call today. Started furnace and everything came on as should expect the blower. It had a bad capacitor. With customer approval I replaced. Turned system back on and system ran. The static max is .5 and it’s running at .8. It’s failing. The inducer motor is running at max amps. There is rust and hot spots starting to form on the heat exchanger. The evaporator coil is rusting bad too. Informed customer of all the issues. He is going to try to get system through this winter and will look into replacement in the spring.

Inspected halo 3 mini system and will be changing carbon filter under warranty. Found that filtration is not connected to kitchen sink as plumbing is run “funny”. There are 2 shutoffs in the home for the original plumbing and an addition that is plumb separately. Upon opening floor board noticed kitchen sink is disconnected under floor at dwv line. Unable to get into crawl space to see why or how it was disconnected.

When for a maintenance call today. Upon arrival customer states house is cooling properly. When checking furnace did replace filter. Tested for static pressure. Static was failing had a supervisor come out with customer approval. Did notice blower wheel was dirty. Recommend for a cleaning, customer will decide at a later time. The amperage for the blower motor is passing. Drain line is clean. When going to the outside unit. Did clean out the unit. When testing for amperage, the compressor and fan. They are passing, as well as the capacitor. The refrigerant pressure are passing as well. Both systems up and running. Thank you for choosing LBA services.

Upon arrival the AC was not blowing any cold air. After inspection I found the outdoor unit compressor was not turning on to move the refrigerant. I tested the dual run capacitor that runs the fan and compressor and the compressor side was completely dead. I replaced the capacitor at the homeowner request. Tested the system after installing new capacitor and system started right up. I checked running amps on all motors and checked refrigerant charge and everything else looks good. I have a service agreement with LBA, and everytime they come out for regular maintenance they try to upsell us something that we don’t need. The service people are polite and do a good job but I am not sure if they have a quota on up selling services.

Arrived for ac maintenance today. Started at furnace and checked static pressure, temperature splits, drains, filter, blower motor amps, and blower wheel. Found static pressure was failing. Did not want to pursue it any farther. Found the filter was dirty and changed with provided filter. Found the blower wheel was dirty and needs to be cleaned. At the ac unit I checked refrigerant levels, capacitor, contactor, running amps, and coil. Here I found the coil is collecting debris. Presented options for blower wheel cleaning and extensive coil cleaning. Needs to talk it over with husband. Thanks for choosing LBA.

HALO Mini 3 with PRV. Upon arrival turned main water off at ball valve behind water heater, routed main line to newly installed Halo 3 mini, then routed back into main water feed. Also installed new PRV before Halo 3 mini. Inspected for leaks by turning main 2ater back on and airing out lines through all fixtures. All good no leaks present and all fixtures are working properly.

Went for a warranty call. Did check for static and was failing. Rated for a .5 we were at a 1.29. When checking air handler we did notice the water sensor was tripped. Due to humidity did reset it. Arrived for ac tune up today. Started at furnace and checked static, blower wheel and amps, drains, temp splits, and filter. All operations are working properly here. The filter was just changed by Mike but with a merv 13. Out at ac unit all operations are within specs and working properly. I rinsed the coil clean. System running upon leaving. Arrived for maintenance. Customer has mini split two heads. 1 in office space Checked temp. Working good checked filters. Cleaned filters and reinserted them. Second head is pretty filthy. And it making a rattling sound while it’s on. Also the coils fins are extremely dirty the person here is not the home owner and said she did not want to proceed with troubleshooting the downstairs unit due to the home owner not being here she will call us back when she is here.

There was a mix-up on the the scheduled appointment and was given different reasons for the mix-up and we wasted a day waiting for them and finally called to reschedule another day. Once he was here he performed his task and did a good job. My wife handled the appointment and although she felt well informed but also overwhelmed with the price and outlook for our system. I also feel that the 5 hour window is overly excessive.
