Found thermostat setting incorrect. Thermostat was set for heat strip only. I changed that and tested all components and amp draws. I found no other issues today. Heat pump and heat strips working as they should at departure. Upstairs thermostat display is acting up a bit so I let customer know and if it presents any further issues that we would have to order thermostat and return with new thermostat. Informed customer of water heater condition. Customer will need contacted to set up plumbing inspection visit to check it out and get the water heater fixed before issues occur.
Water Softener Installation: Installed a compact and efficient water softener system to address hard water complaints. The solution eliminated issues like soap scum, dry skin, and clogged fixtures, providing the client with noticeably improved water quality.

Arrived at home and spoke with Brad about reason I was called today, which was to do an inspection of homes fridge water. He’s been having a weird metallic taste. Come out of the fridge for the last month and want to know why it was, after running test, and taking a look at the rate piping was ran. I’ve determined that the issue with the taste is probably due to the filter, being old and the amount of chlorine and pH in the water. He let me know that he wanted a quote for a water softener infiltration to eliminate the bad water from the home that way it’s better for their skin, health and homes piping. Collected signatures and headed out.
Arrived to do a performance maintenance on an airhandler and a minisplit system. Checked operation of the airhandler. Made sure the thermostat will handle the changeover between the heat pump and the electric heat strips. Checked heat strips for function. Checked over system for cleanliness. Replaced furnace filter. Switched over to the minisplit system and verified the temperature split. Cleaned minisplit filters. All systems are operating properly at this time.
8/15/2024 Upon arrival, customer stated tub is splashing out of the tub and water pressure is low turn the water pressure up to 80 and looked into the tub and got tit to splash less Vitals: -Water Pressure Static: 80 -Water Pressure Faucet Open: 75 After reviewing the entire house I went over everything with mrs.kulp to ensure they understood everything going on in the house and what could be done to address it. A home's sewer line was experiencing frequent backups due to tree roots infiltrating the pipes. Once we found the problem. we used advanced equipment to remove the roots and repair the damaged section.
Upon arrival main water was shut off to water heaters, drained out and disconnected 2 old 50 Gal State Water Heaters and installed 2 new Rheem Performance Power Vent water heater install new ball valves and re-circ pump. Tested for leaks by filling both water heaters and airing out all lines through all fixtures in home. All good no leaks present and all fixtures are working properly.

Upon arrival I began the AC tune up. First, I did a static pressure test on the system. The manufacturer has it rated for a maximum of .5 and your system is testing below that at .2 which passes the static pressure test. I then noticed the drain from the evaporator coil inside was backed up with some debris. I cleared the drain and it’s clearing properly now. I checked the running amps on all the motors and they were within specifications. The refrigerant levels were not making any sense. The numbers were jumping up and down. I believe the TXV, which is the refrigerant metering device, is not working correctly by allowing the correct amount of refrigerant into the evaporator coil. I have spoken with my manager and we want to have another senior technician and a field supervisor to come take a look and figure out what exactly is causing this. The air is cooling the home well in the meantime. I will lock in a good time for Eric, the tenant, to come back over tomorrow if he’s available. I
Went for a maintenance call today upon arrival. Customer stated house is cooling properly. When checking air handler, static pressure was passing capacitor and blower wheel. Amps were good as well as blower wheel was clean. Temp split was good as well. When checking the outdoor unit did clean it out. Capacitor was good as well. Refrigerant levels were good. For this job, I was repairing a steam humidifier. Upon checking it was clear that there was a gasket valve loose and it was leaking from the bottom of the canister. Replace the gasket valve and sealed it off with pipe sealant. Turned it on and let it run for a while to ensure that they were no leaks and it was operating properly. Everything is working as it should at this time. Estimate
Whole home plumbing inspection performed. Major plumbing components two 50 gallon electric water heaters and three disposals in home are working properly. Incoming pressure tested at 95 psi, found that the home does not have a pressure regulator valve installed on the main water line. No active leaks found or plumbing found to be inoperable in home during inspection. Customer did have water shutoff to master bathroom toilet due to it running, upon further investigation tech found that the float on the fill valve was no longer engaging to shut the flow of water off to the tank, will provide estimate to rebuild toilet. Customer also reported a very slow drain in master bathroom tub, will open drain as part of PSF membership. Estimates presented for various items in home, customer accepted estimate to rebuild master bathroom toilet and open master tub drain covered by PSF. Removed existing fill valve and flapper from master bathroom toilet and installed new in their place. Flushed toilet
Performed ac maintenance x3. Cleaned systems, replaced filters, and checked for proper operation. On the upstairs and basement systems the capacitors were performing below spec and I recommended replacement. I found the main floor system to be low on refrigerant. With customers approval I performed a leak search with an electronic leak detector. I searched service valves, the outdoor system, and the indoor coil. I found damage on the outdoor coil caused my either ice or rocks but did not get any substantial hits here. I also found rust a corrosion throughout the indoor coil but once again did not receive a definitive hit. I spoke with the customer and showed the condition of both of my concerns. I went over estimates of charging the system to spec or charging the system to spec and adding leak sealant. Customer did not want to move forward with either of these at this time. System running upon departure.
