Completed cooling maintenance on all 4 rtus. Cleaned coils, changed filters, checked amp draw on compressors, checked amp draw on motors, checked motor bearings, checked temp split. Unit is functioning properly at this time

Dispatch for humidifier leaking in the utility room. After inspecting the humidifier and drain lines. I found the compression bolt on the outlet side of the solenoid leaking. After tighten the compression bolt, there was still water flowing out of the drain line. After examining the drain line, I discovered it was flowing back towards the furnace. This was creating it to not drain and was back-flow flowing. After correcting the pitch of the drain the water from the humidifier and the condensation from the furnace flow to the drain. Arrived for ac maintenance today. Checked static pressure and it is passing right now. Refrigerant charge looks good. Fan and compressor amps are within specs. Contactor and capacitor are within specs. There’s a 23 degree temp split. Blower wheel is dirty, along with the ducts. Discussed some options for cleaning and you will reach back in a few months to talk with someone again. System is running upon departure. Thanks for choosing LBA.

For maintenance on a AC and furnace. The system is a little over a year old and is operating flawlessly. Refrigerant levels are good and all safety switches and gas and pressure readings are in the green.

Filter would fall out of track after system would shutdown. I moved the tracks inward to support the filter more accurately. Thank you for chooseing LBA Services.

Found gas line rubbing the ductwork causing the annoying squeaking sound. Adjusted gas line so it won’t touch the ductwork and taped up area in case it moves back over. With the tape there it should prevent the quelling sound.

Wife will speak with husband about estimates to fix.

Inspected water heater for a place to put an expansion tank

Loose wire caused the control board not to come on. After fixing the issue, the furnace is up and heating. Thank you for choosing LBA services!

Arrived to do a performance maintenance. Set up for combustion analysis, temperature split, static pressure test, and carbon monoxide tests. Verified operation of all mechanical and electronic components of the furnace. Checked blower for cleanliness and to see if there is any play in the bearings. Found the blower wheel is starting to get coated in dust debris. Checked systems heat exchanger to ensure proper venting of flue gas. Spoke with homeowner about the system. Furnace is operational at this time.

Completed furnace maintenance and inspection. I checked all components and amp draws. I tested airflow and temp splits. Furnace is running within manufacture specifications. I talked with customer about membership and what’s included with that. I attached the membership to the invoice so they can review the benefits. Furnace is running at departure.

Completed heat inspection for customer, all aspects of heating tested within, manufacturer specifications. Static pressures were elevated, adjusted blower speeds and static improved but still out of spec. Bacterial growth noted inside air handler, contacted field supervisor to advise customer on options to correct condition.

Arrived to do a performance maintenance. Upon inspection of the system found that the vent has been leaking flue condensation into the furnace and utility closet. Set up for combustion analysis, temperature split, static pressure test, and carbon monoxide tests. Found that the system is operating with failing static pressure. Spoke with homeowner about the static pressure issue and how this can impact the furnace. Verified operation of all mechanical and electronic components of the furnace. Checked blower for cleanliness and to see if there is any play in the bearings. Found the blower wheel is heavily coated in dust debris. Checked systems heat exchanger to ensure proper venting of flue gas. Found large hot spots and excessive rust present. Heat exchanger is in “end of life” condition. Spoke with homeowner about the system. Furnace is operational at this time.

Met with customer regarding ducting needs to improve CFM. Following up with them tomorrow.
