Airflow decline

Arrived for ac maintenance today. Checked static pressure on both systems and both are reading double the max. A field supervisor will be out to go over it with you. The upstairs system is from 2004 and has a rusting coil. The heat exchanger has heat stress and hot spots showing. The blower wheel is very dirty and needs to be cleaned. At condensing unit the fan and compressor are over amping and running hard. The main floor system has a clean blower wheel. The electrical components are within specs. At the condensing unit all electrical components are within specs. I rinsed both coils clean and changed both filter. Systems are running upon leaving. Thanks for choosing LBA.

9-6-24 Computer PBX room mini split system is not cooling. I found the system low on refrigerant. I decided to give it a little bit of refrigerant just to see if we can locate the leak The leak is in the cassette evaporate coil, this is unrepairable. The cassette is a The cassette is an unfinished ceiling. It’s an open ceiling. I will give them a quote to replace the entire cassette.

Arrived for ac maintenance today. Checked static pressure and it is failing. A field supervisor is out to go over with you. Found a lot of heat stress and rust forming on heat exchanger. Blower is dirty and needs cleaned. We did adjust blower speeds for cooling. At the ac unit refrigerant reading are good. Cap and contactor are good. I rinsed coil clean. Went in for a maintenance call today. Started at the furnace. Did a static pressure test, static failed, after adjusting blower speeds static still failed. Changed filter due to the old one being dirty. Temp split between supply and return duct passed. Blower motor amperage passed. Blower wheel was clean as well. Outside unit got washed. The amperage for the compressor and fan motor passed. Capacitor passed as well. After finishing up I mentioned to the customer about our membership, but they kindly declined for now. 9-6-24 Perform the summer check out Currently the chiller unit second stage has a refrigerant leak. Another company is making that repair. I did grease all the motors and pumps. Replace the filters in the hallway air handler unit. Filters are supplied by the property. I spoke earlier to the chemical guy for the system. He says he’s been added on more chemical to maintain the levels possibly of leak in the system in the building. I did a test on the system. I am losing some pressure, but I’m not finding anything. that’s like a week. Up on the roof, there is a air vent that does not need to be open right now. That could be losing some water there so we’ll see how this goes.

After doing inspection of all three items and homes, plumbing, we created where in tear list and presented that to him, ended up, saying to do a water heater and garbage disposal replacement today. got water heater delivered took out old and installed new as well as garbage disposal after everything was installed we ran test to make sure it’s all good collected payment and headed out. For this job, I was looking into an issue with water leaking within a system. The first thing I noticed was that static pressure was very high, which will cause airflow issues. After checking areas of water damage I noticed that the heat exchanger drain pan was leaking. I then Checked the primary evaporator coil drain pan and it is leaking out of one side across the entire length of the furnace. This water has drips down onto the heat, exchanger, rusting it out and causing it to crack. That in combination with lack of airflow due to the static pressure has worn out the heat exchanger. after checking the heat, exchanger and finding multiple cracks, it’s clear that carbon dioxide is leaking into the air supply when the furnace is operating. Homeowner is going to look into these issues via a friend in the HVAC business. I would recommend at the very least replacing the furnace so that we get a decent warranty, and once we remove the furnace, we’re have direct access to the drain pan and w
