Performed initial inspection for leak on incoming water line. With no glaring cause, the customer is going to have the city inspect the meter and then we will move forward if needed.

Inspected inside and outside of house for water leak turned over to supervisor

Performing AC maintenance all levels looks good. All safety switches and pressure switches looked good. Everything on the furnace was operating the way it should. However the ductwork is extremely dirty and is going to affect the system very soon if not fixed. If we do something like an aeroseal not only would we save the system and increase its life, it will pay for itself in a couple years due to the increased airflow, lower run times less energy consumption.

Arrived to do a dual system performance maintenance. Set systems for cooling. Measured each systems static pressure. Measured a temperature split between return and supply air. Went outside and verified refrigerant levels. Verified operation of all electronic and mechanical components. Rinsed coils free of debris. Went back inside and checked interior of the furnace for cleanliness. Found blower wheels coated in dust and evaporator coils coated in bacterial growth. Spoke with homeowner about the systems. Air conditioning systems are operational at this time.

Arrived to do a performance maintenance. Set system for cooling. Measured the systems static pressure. Measured a temperature split and found the system cooling 25 degrees. Went outside and verified refrigerant levels. Verified operation of all electronic and mechanical components. Rinsed coil free of debris. Went back inside and checked interior of the furnace for cleanliness. Spoke with homeowner about the system. Air conditioning system is operational at this time.

Dispatched for furnace fan not working properly. At arrival the AC was operating but the blower fan was not. After a further inspection the board 120 v was not operating. Thank you for choosing LBA service.

Re-emailed Nancy her estimates. Her son advised her to hold off on moving forward. I offered to talk to her son and try and explain the issues and the solutions we can provide but she said not at this time.

Called Vicki to try and see if we could finish addressing the systems static since we are so close to supply being 100%. Also proposed replacement although no immediate issues are present I advised getting ahead of summer and phased out refrigerant while prices are low. Proposed Aeroseal as well and adding a supply vent to the bathroom. Vicki does not live in state the son Chris is here.

Went for a maintenance call today. All electrical components are passing for manufacture specifications. Temp split is within range and passing. Did replace filter and clean condenser unit. Refrigerant charge is with range for manufacture specifications. Static pressure is at max rating. No further wear and tear. Thank you for choosing LBA services-Johann.

Came out here for an AC tuneup upon arrival testa static static was failing. Adam was out here with me just to supervise me. Looks like Adam talked to the customer about the thing we were finding pressures on the unit were good. I did wash unit out replace filter as well as took amps on the compressor and the fan, which were perfectly within range. Temperature split for the unit as well was looking good. The only thing I did see that the blower was starting to get really dirty and getting it clean was probably the best thing to do for the unit itself. Adam is with the customer further assisting customer to see what we can do.
