Today a cooling equipment inspection was performed. The A/C system is functioning properly and all tests were within range. The indoor furnace does have a blower motor that is starting to present bearing wear. The unit was washed and the condensate drain was flushed. There was substantial buildup of grass clippings on the condensing unit. This was notated on the cooling checkout sheet. The filter was changed and the unit was left at 72 degf. Thank you, Jon

Dispatched for a/c tune-up. At arrival I checked the refrigerant pressure and the airflow of the system. My refrigerant pressures were indicating that it was low and the compressor was overworking. And then checked the condenser coil and it had a really bad pileup of debris. I removed all side panels and did extensive cleaning on the outdoor coil after the cleaning. I rechecked pressures and indicates the system is low on refrigerant due to the age of the system. I recommend replacing the system with a two stage AC. (*))*;&)’()*)(&)&()&()&’jjfjfh Today I was able to witness the thermostat screen go blank. It was on when I arrived. I spoke with the our contact for this location and the decision to replace the thermostat was made. The new thermostat does not have a programmable function however our contact here is aware of this and they never utilized the programming features on the failed T-stat. The system was operated on A/C, Heat, fan on and fan auto modes via the thermostat. This thermostat and the labor used to replace it will be warrantied for one year from today’s date (2/3/25). Went for a furnace inspection. Did a static pressure test, it passed. Did a carbon monoxide leak test, there is a leak. Inspected heat exchanger, there is a crack. Furnace is disabled. Thank you for choosing LBA services!

Arrived to do second inspection for smell that was coming out through the house. I decided to have a critter company out to make sure that it wasn’t some kind of dead animal before moving forward with some kind of smoke test.

Saw cut a 4ftx6ft section of driveway. Removed concrete. Excavated down from 5ft down to 7ft deep at the tap. Found water service on city side of the meter. Crimped water line and repaired before proceeding with excavation. Removed clay tile from the trench. Removed clay tile around the lined main. Installed new saddle around cities liner. Connected to 4in PVC upstream and new saddle downstream. Bedded new plumbing in gravel. Passed inspection with JCWW. Backfilled trench with gravel. Poured back concrete that was removed. Hauled off job related spoils. Concrete can take 3-5 days to cure. Customer can remove caution tape and stakes after 5 days from concrete pour. Wednesday 10/2

DATE: 10/10/24 Detailed description of what was done today: arrived at home, I spoke with homeowner and son of a reason your call today, which was a weird odor smell that was a meeting from upstairs downstairs bathroom. After doing for home inspection with Rob with her on camera down Main line to the city. And saw a huge collapse in the existing clay piping. Create a quotes and presented those to homeowner. Need emergency locates done before we can give a proper bid

Upon arrival I began the furnace tune up. First, I did a static pressure test on the system which is rated for a maximum of .8 and you system is testing at .69 total which is passing currently. Next, I checked the running amps on the inducer and blower motor and both were within specs. I cleaned the flame sensor. I found the blower wheel has gotten pretty dusty and I recommend having it cleaned at your earliest convenience so that it doesn’t end up hurting your blower motor. I changed out the filter with one the customer provided for me. All stats were within specs on the system. I also noticed there was no surge protection on the furnace and that’s something you may want to think about getting in the future. Your UV light that sits above you evaporates coil has gone out. I called to try and find a replacement bulb but the parts store told me they no longer carry UltraVation bulbs. I did offer our Prsitine UV Air Cleaner but homeowner was not interested at this time. 10/1/24 - Completed a full heating maintenance on one furnace. The filter was changed and proper operation was tested. Overall, the furnace was in good condition, it was running well, and there were no issues found at this time.

Upon arrival we went and spoke with the homeowners. Our managers advised us that we could discount the charge for the refrigerant from $1800 down to $1356.99. The homeowners didn’t feel like they should be responsible for the refrigerant we lost from the system since this wasn’t there fault and it wasn’t our fault either. I spoke with our manager again and they offered to drop the price down to $767.00 and that would be the lowest price option for us to do this work today. We presented this option but homeowners still didn’t feel like this was fair. So, we then explained that when the technician was here yesterday checking the refrigerant levels on this AC unit that it was reading low on refrigerant by around 2 to 3lbs. And he also had a bad capacitor on that unit that needed replaced but when he removed his gauges from the AC and that’s when the shrader valve popped out and we lost a lot of refrigerant. We talked to them about possible replacement of the AC & Evaporator Coil. We decid

After accessing the situation at this home. I estimate it will take us about 3 hours to complete all the steps necessary to fix this problem. The shrader valve on the vapor line was loose and when Andy went to release his gauges it popped out along will a good amount of refrigerant. Complete accident but it happens to the best of us. After explaining the process to the homeowner and since they have 1 working system that is keeping the house cool enough for this evening. I will be coming back out tomorrow with Ramon(on-call technician) and we will knock this job out quicker together. I think the system being low on refrigerant was due to the loose shrader valve. So, once we pull the vacuum and add the refrigerant back I think the system will be sealed for good. If the system will not hold a vacuum we will be able to find out where else a leak could be located. Have a nice night and we will see you tomorrow around noon.

Checked all operations in the cooling mode and inspected the furnace filter. I did find that the blower wheel was dirty and the static to be failing. Checked the outdoor unit and found all electrical components to be working and within spec. Found the refrigerant levels to be low, refrigerant was refilled with 2 lbs in 2018. Talked with the customer about findings and solutions to fix them. Customer decided not to do any repairs today.
