Inspection in house and LBA instal water heater. Checked on a water leak in main drain line
Arrived to remedy a Mitsubishi mini split that is unable to keep up in the heat. Upon inspection of the unit found it running. Measured a temperature split, and found that the unit was only cooling 15 degrees when we demand 20 from it. Turned off the unit and inspected the power head. Found that the blower wheel (fan) for the unit is heavily coated in debris. Turned the unit back on and tested system functions and made sure it is at least operating properly, if not cooling properly. Unit is working as it should. Went outside and verified the outside unit is operating as designed. Determined that the unit is so dirty it is effecting how the unit operates and will not allow it to operate at max capacity. Called homeowner to go over repair solutions. With homeowners approval reached out to the office to schedule the mini split power head cleaning.

Arrived for ac maintenance today. Started at furnace and checked static pressure, temperature splits, drains, filter, blower wheel, blower motor, and running amps. Static pressure was passing. Blower wheel was starting to pick up dust. All other operations are working properly. At the ac unit I checked refrigerant levels, capacitor, contactor, running amps, fan motor, and coil. All operations are working properly here to. The coil was dirty with debris. Offered options for cleaning and did not want to at his time. Thanks for choosing LBA.

Upon arrival I started the tune up. I found the static pressure was failing at .7 when rated for a max of .5. The blower wheel was dirty and over amping. The dirty blower wheel is throwing dirt into the evaporator coil and causing the air to be pass through the coil evenly. The refrigerant charge on the outdoor condenser was showing very low refrigerant levels and it is the older R22 refrigerant that we no longer carry. Field supervisor Scott arrived to check my static readings. He is taking over the call with the homeowner. Have a great holiday and thank you for your service!

Arrived to do performance maintenance. Set up for combustion analysis and static pressure tests. Reached out to a supervisor to come out and diagnose the high static pressure Monday morning. Verified operation of all mechanical and electronic components in the furnace. Cleaned the flame sensor and tested its performance. Checked blower for cleanliness and to see if there is any play in the bearings. Checked systems heat exchanger to ensure proper venting of flue gas. Performed an electronic gas leak search. Verified operation of the electronic components of the condenser. See estimates for pricing on recommended repairs. Furnace is operational upon departure.
During maintenance customer system passed static had a good cam count. I also cleaned customers flame sensor ports checked burners and also did amp draws everything looks good today
