Out today for low pressure in garden sprinklers and leaking hose bib. Upon arrival homeowner elected to do tier two repair and replace hose bib. Removed old hose bib and replaced with new tested. Field Supervisor Scott and myself went down and took pictures of the current system under the home. Found the exhaust pipe had broken off at the 90 degree turn and will need to be replaced. I turned the gas supply to the furnace OFF for safety precautions so that carbon monoxide gases do not seep into the home. Got all needed measurements and pictures of current system setup. Went for a maintenance call today. Upon arrival customer states house was cooling properly. When going to furnace checked blower speeds. They are set correctly. Filter was replaced recently. Blower wheel was clean. Amperage for the blower motor is passing. Drain line was clean. When going to outdoor unit. Did give unit a clean. When checking refrigerant charge. Refrigerant is passing. Tested for amperage the compressor and fan are both passing on amperage. Capacitor is at factory specifications and passing. Both systems are up and running before leaving. Came and checked on system it is thawed, customer stated he found filter installed backwards and turned off system allowed it to thaw and turn filter around. Customer said system has not froze up since then and has been running. Collected model and serials to look up equipment specs for better understanding on how to properly program this equipment.

Came out here for an AC inspection on arrival tested static static was passing when I talk to the unit to check all charges and things like that. Everything was looking good washed up unit filter was already replaced. Took a temperature split everything was looking pretty good on the unit itself. Thank you for choosing LBA services.

For this job I was double checking some work on a new system. Installers did a good job installing the system correctly and labeled all four trunks on supply pendulum. I took pictures of the vents which are very clean and clear of debris. I checked air entering the system and leaving the system and at the exit points in the house. We have a very healthy temperature split of about 20° and the system is cool in the air Efficiently. Dehumidistat on the system itself is definitely faulty and is showing 67% relative humidity. The sensor for this humidistat is on the back side leading into the vent and is most likely damaged or defective. Actual humidity in the upstairs is about 49% and down at the system. It is about 55%. It is highly advisable to put a dehumidifier in this room to decrease it even more. There is a register on the supply that is open and at the moment pulling humidity from the basement. Arrive to remedy and inoperable system. Upon inspection of the outside unit found that the capacitor had blown up. Replace passenger and continue diagnostic on the outside unit. Found that the outside unit was running well and the system is charged appropriately. Went inside and performed an airflow test and temperature split. Found that the system is operating with significantly higher static pressure than it should made necessary changes to blower speeds to relieve as much static pressure as possible. Was unable to bring system within manufacturer specifications for static pressure. With homeowners approval scheduled a field supervisor, to finish the diagnosis on the system static pressure. With homeowners approval and stalled a smart AC system and sign them up on the maintenance membership. Welcome to the LBA family.
