Came out to do a simple and easy mini split cleaned filters checks amps everything was good

Dispatched for basement furnace was not operating. Upon arrival the furnace was showing a code for vent issues. Check pressure switch and all tubing. While checking the pressure switch tubes found one to be loose. I then secured it on the port and the code reset and the furnace is operating. Thank you for choosing LBA services.

Scheduled ball valve replacement for sprinkler system shut off.

Excavated at located spot down approximately 3ft deep placing excavated dirt onto a tarp. - Found PVC to concrete pipe connection had failed. - Removed a section of the pipe from the trench. - Replaced this section with new 4in SDR pipe. - Got approval to install a new clean-out due to the overall length of the line. - Clean out is approximately 115ft from the back of the house. 20ft of south fence.60ft off of the north fence. Covered clean out with cast iron top hat. - Passed inspection through JCWW. - Advised Zach that the line downstream was still holding water. - Zach communicated with LBA and is sending the jet truck. - Hauled off job-related spoils. JETTER NOTES - Entered line through clean-out crew just installed. - Encountered roots at 12’ and 17’ and could not push past. - Used the warthog nozzle to clear these roots. - Jetted all the way to the main at 40’. - Used camera to ensure line was clear and make video.

Due to extensive tar-like substance on PVC, we were unable to complete the repairs. N/C for today's visit.

Arrived to do a performance maintenance. Set up for combustion analysis temperature split and static pressure tests. Found that the system is operating with failing static pressure. Spoke with homeowner about my concerns with the systems airflow and reached out to a field supervisor to finish the diagnosis on the systems static pressure. Verified operation of all mechanical and electronic components of the furnace. Found that the capacitor for the blower wheel is failing. Checked blower for cleanliness and to see if there is any play in the bearings. Found that the fan for both heating and cooling is heavily coated in dust. Checked systems heat exchanger to ensure proper venting of flue gas. Found hot spots and other signs of age. While checking the heat exchanger found that the evaporator coil is impacted with dust debris and heavily coated in bacterial growth. Ran the furnace for a bit to increase the heat load inside the house. Switched system over to cooling. Measured the systems s

I installed a three-quarter inch ball valve On hot water line above water heater. I also flushed the water heater and refilled the water heater. I relit the pilot to Water heater. I installed a new quarter turn 2-way water stop on hot line for kitchen faucet and dishwasher. I cleaned out some of the calcium build up around the inlet of the kitchen faucet hot supply line. Dispatched for condenser making a loud bang. Upon arrival, I turned on the outdoor unit compressor came on and ECM fan motor would not. After further diagnosing, the ECM fan motor is bad. ECM fan motor is under warranty. Part is on will call. no payment was collected will be collected at completion of job. We’ll schedule to replace the ECM fan motor along with a condenser coil cleaning and install two smart ACs along with a tuneup. Two, 14 seer ac/coils sold for Monday. 3 ton 3.5 ton Both filter door cabinets need to be fixed so that they shut properly

Went to service two air conditioners today. Airflow passed on both systems, but they’re using a very restrictive filter for both systems. Evaporator coils are very rusted. Capacitor failed on one system and the other had an over amping fan motor. Coils are clean on the AC. Thank you for choosing LBA services

Dispatched for two annual furnace inspections. Upon arrival, both systems were working during the inspection. I checked static pressure, amps on the inducer motor and blower, cleaned the flame sensor and also inspected the blower wheel. Changed both humidifier pads. 3-13-25 Men’s steam room boiler repair. They just installed the new heating elements. Now the boiler is dripping off on low water. Today I found the steam boiler was off and drained, which is good. I closed the drain valve and started the system. System did come up the temperature and turn off however, on the second cycle, the unit would not come back on and the low water sensor was tripped. I opened up top of the boiler removed the low water sensor. It was clean from the other day. However, the tube that the low water sensor sits in has a drain hole on the bottom, had some calcium buildup on it. It was not allowing to drain so the boiler felt it was always full of water. We cleaned the sensor tubing and also replaced the cap on the bottom reinstalled and cycle the boiler probably about four times. System is working at this time. There is no water softener tied into the steam boiler. This boiler constantly brings freshwater in, which will cause it to calcium to build up pretty qu
