Madeline, I did find that the contactor inside of the unit on the roof, (s/n ending 934F 45N), is worn, contacts are pitted and there are signs that it has been arcing. This would cause an intermittent lack of cooling that was observed earlier in the week. Below is the estimate for the replacement of the contactor. This is a time plus material estimate. The materials will be the contactor and any new electrical connectors needed to replace the contactor. The cost for the materials is $68.89. The time to replace the contactor is estimated at 1.5 hrs at a rate of $139.00 per hour. After the replacement the contactor will be tested for proper function. Today a site survey was performed (4/10/25). The business has a Trane split system with a filter size of 20x25x1 (a 19x25x1 would be perfect if that size is available). The condenser is the south condenser in the row of split system condensers on the roof. The furnace is in the basement. The information gathered will be forwarded to Rick. Thank you, Jon

Today I arrived to diagnose why the A/C was not functioning when I arrived earlier this week. I had spoken with Madison and received permission to move forward with a service call to diagnose the cause of the outage. Upon arrival the system was cooling today. I discovered that the condenser on the roof has a contactor that has pitted electrical contacts and is showing signs of arcing. This can cause the compressor to pull excessive amps intermittently and then shut down on a compressor temperature safety. Once the compressor cools it returns to normal operation. An estimate to replace this component will be created and emailed. I have reached out via cell and left a message. This ticket will be held until either the repair is approved and completed or there is no response for a few days. Thank you, Jon

Tbc The filter was replaced, I contacted Madeline and relayed to her that the system is not functioning. She verbally approved a service visit to address the reason why the thermostat is not sending 24v to the Y terminal in the furnace. The t-stat was at 73 when I arrived with a setpoint of 71. When jumped the unit did produce a 22degf split. ****a service visit has been verbally approved and the scheduling request has been forwarded to Elle. Maint forms to be filled out after resolution.

Customer called stating furnace was turning on and off and not heating. Found furnace starting ignition cycle but stopping when call for gas came on. Found that gas valve ohmed out at 13, coil inside valve had failed. Customer did extensive repairs to furnace this winter, advised we contact field supervisor to find best course of action for customer.

For this job, I was performing maintenance on an AC and furnace. Furnace is operating well and so is the AC. AC has some age to it, but is showing no signs of leaks and all electrical components are operating more within manufactured specifications. I checked the static pressure and it checked out and then I checked the filter which I replaced. Lastly the humidifier is not working. I tried to unclog the issue and I checked all electrical components leading from the humid thermostat to the humidifier however, it is clear that the reason it’s having his issues is because of a calcium buildup in the pipes. After seeing this, I checked the rest of the pipes and noticed that all of them had calcium deposits leaking out of joints, elbows, and unions. If this continues, we could have problems with faucets and most likely shower valves, which could definitely start leaking Which will cause water to leak into the basement and possibly ruin the subfloor. AC and furnace tuneup. Furnace is looking great humidifier works and instead of pressure is very low. AC is operating well with good refrigerant levels and all electrical components are operating well within manufactured specifications. Issue here is the plumbing. A lot of calcium deposit and leakage from some of the pipes. Especially underneath one of the sinks Upstairs in the bathroom and at most of the unions downstairs. A supervisor has been called out to look at this further.

Calling 4/4/25 around noon to discuss options

For this job, I was performing routine maintenance on an AC and furnace. Upon checking the furnace the first thing I noticed was that the humidifier was not operating. After checking the water it’s clear that I have water leading from the water heater into the solenoid valve, but the solenoid valve itself has been clogged with Calcium buildup from the hard water. This is the second time it’s happened in a year and to resolve the issue, we need to install a water softener otherwise this will keep happening. I can replace the solenoid valve or we could just give him a new humidifier and replace the solenoid valve for free if he gets a water softener of some kind. Best option would be the halo five which not only soften the water but filters all water entering the house. There’s a few other options that include water purification systems like an under the sink purification system, but I don’t think we need any of those. For this job, I was performing maintenance on an AC and furnace. Upon checking the AC refrigerant levels were quite low at about 1/3. This is a pretty drastic change from last time so if there was a leak last time, it must’ve gotten bigger and slowly leaked during the winter seasons. Because the system outside is 16 years old and not very energy efficient, I would highly recommend just getting a new AC. That way we can get rid of the microbial growth that is forming on the coil and put a UV light in there to destroy all future microbial growth so that we’re not pushing germs through the Vents. After checking the ductwork it’s clear that duct cleaning and more preferably clean and seal is needed. Right now it’s blowing a lot of dust through the house as well as other types of debris and restricting airflow. Lastly, the pipes all throughout the house and the plumbing fixtures as well as faucets Are all showing massive signs of calcium deposit and hard water. A water softener would be an

Went for a maintenance call today. All electrical components are passing for system. Static pressure is passing for all system. Temp split is passing for all systems. Did clean condenser units. As well replaced all filters. No wear and tear on system. Thank you for choosing LBA services-Johann.

Rob has offered superior support in a challenging situation which came as a surprise. As I was home (after a week in hospital) recovering from surgery, suddenly we had a sewage backed up drain in basement. From what might have been relatively standard unclogging of drain with a snake, Rob came to make sure all was ok since Eli (also top notch professional with genuine compassion and care) had encountered some difficulty in releasing the snake. Turned out our clay sewage pipe from house to city sewer point was severely damaged with abundant intrusion of tree roots blocking the line. Suddenly a backed up sewer drain became a major issue of replacing the pipe (bursting). Rob was invaluable in explaining the issues, guiding me through insurance process, and achieving good financing option.
