Dispatched for annual AC tuneup. At arrival system is operating. During the tuneup, I checked compressor, fan and capacitor. Also, during the inspection we checked pressures, static pressure, and temperature split. All components of the AC are all operating with manufacturer specs. Came to do a HVAC service. All refrigerant levels and electrical components on the outdoor condensing unit appear to be operating well within manufacture specifications. The humidifier inside does not work so will need to be replaced and the hose Spicket outside does not function properly and has a leak. Both of these will need to be replaced. We have a tech coming out tomorrow to look at the mini split.

A-1 Sewer & Septic Service performed the following services: - Excavated where the sewer line left the home approx 2.5-3ft deep. Placed the excavated dirt onto a tarp. - Removed a section of sewer line from the trench. - Cleaned and prepped the sewer line for epoxy liner install. - Installed approx. 50ft of 4in liner and allowed the liner to cure overnight. - Returned the following morning, removed the bladder, and inspected the liner for proper installation. - Reconnected plumbing in the trench and installed a new clean out tee allowing future access upstream and downstream. - Bed new plumbing in gravel to prevent any settling. - Backfilled excavated dirt, compacting the dirt to get the ground as flat as possible.

I showed the price of the inducer and let him know if he signs up for the club membership. Next time we’re out here not only. Would he get 10% off parts and labor, but I’ll give him a $50 coupon.

Furnace check. Gas pressure and all electrical components were operating well within manufactured specification pressure switches and all safety switches operating well. Static pressure is high and at some point we need to look into fixing this issue. The sooner the better the inducer motor has a bad bearing and at some point will most likely have issues.

Inspected home for the installation of a drier vent. Checked the laundry closet and found no protrusion for the drier vent. Inspected the drier and found the vent piece in good condition. Inspected the home outside and found two flappers for exhaust on the same side of the home as the laundry closet. Found that the right most vent is for the bathroom in the basement. Determined the other flapper is for the drier vent but is just hanging in the wall cavity. Coordinated with the office to build an estimate to perform the necessary work to enable the drier to vent its exhaust outside.

2-4-25 Front lobby shop room, no heat call Found the Daikin RTU directly above the showroom. Walking up to the unit, the access panel for the burner compartment was hanging off. I then found the inducer motor relay in electrical panel was not closing properly, not allowing the inducer motor pressure switch to close. I installed the new relay. Cycle and ran the heating system. I also clean the igniter rods and the flame sensor rod. Installed all the panels and secure them properly cycled the unit from the thermostat in the lobby area. System is working at this time.

Called out for no heat. System was running upon arrival. Code on furnace was calling for cooling even though the stat was calling for heat. Checked all wiring at stat and board and it was correct. I connected one of our thermostats and called for heat. System ran heat just like it should. Diagnosis is a bad thermostat. Replaced with a new Aprilaire thermostat.

Went for a furnace inspection today. Did a static pressure test, it failed. Did a carbon monoxide and gas leak test, no leaks. Combustion analysis test passed. Inducer motor amperage passed. Gas pressure and pressure switch passed. Temperature split between the supply and return duct passed. Flame sensor got cleaned. Thank you for choosing LBA services!

The technician asked me if I minded if he contacted his supervisor to show possible ways to increase the airflow on my current system. I wasn’t interested in a new system at this time, as the fix was a simple wire, but a supervisor did show up to look at the work I thought. Once it was made clear I wasn’t interested in a new system, this supervisor Charged me $190 and left fairly abruptly. I have not yet received a receipt to see what the charge entails, but I have received emails for customer satisfaction surveys for each of the individuals that were at my home…??
