Out today for a couple of issues after our plumbing install underneath the sink. One of them was a P-trap that was not all the way tight, allowing for a small amount of water to pass through. The other issue, in the left basin of the sink, was that the basket strainer was loose, allowing water to pass from the basin itself. Tightened the basket strainer and everything is looking much better at this time, thoroughly tested to ensure no leaks, and there are none present at this time. I did, however mention to Ann that I saw a crack in the basket strainer that is quite old, informed her that if a drip persists it is certainly from this place, and at that point replacement of the basket strainer may be warranted. Cleaned up work area and did not collect. Also ensured that all work in crawlspace and downstairs was working properly, everything looks beautiful. Thank you for choosing LBA services!

Installed new 80% furnace and 14 seer AC with evaporator coil.

Customer called for no heat. Replaced broken hot source igniter. After replacing igniter noticed flames dropout after several minutes of operation. Reset furnace and observed, furnace was tripping on high limit and resetting every few minutes. Did visual inspection of heat exchanger and found cracks, turned call over to field supervisor to finish advising customer.

Arrived, looked at the thermostat and where they would like the new one. I tried to get a temporary move completed, but no previous holes to use through floor. Will need list of materials below from shop. 1hr labor today Project 2guys, 2 to 4 hrs each Verbally approved by Kristen and Glen (on-site) approves. Completed furnace maintenance and inspection. I found failed static so I showed customer and brought out field supervisor to get a second set of eyes on the situation. After reviewing everything it makes sense that the lack of airflow and extra pressure on the system is the root cause of the system having so many issues. Ductwork is full of dust and debris. Humidifier has bacterial growth and the pad hasn’t been changed in years.

Went for a repair for replacement of pressure switch. Did replace pressure switch. Had a supervisor out due to it still running for a minute and shutting off. Inspected heat exchanger and secondary heat exchanger. Did notice a gap in between heat exchanger. Did a combustion analysis and co was extremely high. Reason for system to shut off. Supervisor will talk to home owner and have solutions. System is turned off for heat to have no co leaks in home.

Went for a warranty call. When going furnace did lockout. Rest the lockout when testing jumper system. Error code for pressure switches were bad. Did jumper pressure switch system was running with no issues. System is turned off unit parts come in. Did leave space heater to help heat home. Will return to fix when part available.

Completed furnace inspection for customer. Components of the ignition side of furnace tested within manufacturer specifications. Found that static pressure was elevated higher than spec, during heat exchanger inspection it was found that secondary exchanger is partially plugged with dog hair and debris. Visual inspection of primary heat exchanger showed minimal rust and heat stress but upon looking in burn chamber all cells are heavily rusted and are flaking inside. CO was detected in low levels at register. Notified customer and explained findings, contacted senior technician to come assist with evaluation and turned over to him to complete service and advise customer.

Arrived to do a performance maintenance. Set up for combustion analysis temperature split and static pressure tests. Found the system operating with failing static pressure. Noticed the system is operating with higher than normal carbon monoxide. Found wasp nests in the termination kit, restricting the furnaces ability to get combustion air. Removed wasp nests and debris. Verified operation of all mechanical and electronic components of the furnace. Cleaned the flame sensor and retested its performance. Checked blower for cleanliness and to see if there is any play in the bearings. Found that the fan for both heating and cooling is coated in dust debris. Checked systems heat exchanger to ensure proper venting of flue gas. Found bacterial growth present on the condensation pan for the evaporator coil. Performed an electronic gas leak search. Spoke with homeowner about the system. Furnace is operational at this time.

Arrived to investigate leaking shower/tub drain.ran water from shower for 5 minutes couldn’t recreate leak. Noted that sump is piped into sanitary. Tested sump it’s not leaking either. Customer happy will call back if leak happens again.

Went for a furnace inspection today. Did a static pressure test, it was failing. Did a carbon monoxide leak test, there is a leak. The furnace is red tagged and gas is shut off to the unit. Thank you for choosing LBA services!
