Arrived to do a performance maintenance. Set up for combustion analysis and static pressure tests. Verified operation of all mechanical and electronic components in the furnace. Cleaned the flame sensor and retested its performance. Checked blower for cleanliness and to see if there is any play in the bearings. Found that the blower wheel is collecting dust and the ductwork is very dusty. Checked systems heat exchanger to ensure proper venting of flue gas. Checked for carbon monoxide in the air stream. Performed an electronic gas leak search. Spoke with homeowner about the system. Set up smart ac system and signed homeowner up for the maintenance plan. Furnace is functioning properly at this time.

She wonders why it wasn’t done or offered when we did the duct upgrade package in Jan. She will talk with Scott about this. I think we’ve got her on the value and the need. Scott has her trust. Went for furnace maintenance today. Did static pressure test, it failed. Did carbon monoxide leak test, there was a leak. After inspecting heat exchanger found multiple stress marks and a crack. Red tagged furnace and shut off gas. Thank you for choosing LBA Services!

During this visit I was asked to check the unit that serves the infant room. The unit was functioning upon arrival. Initially it was relayed as being unit#2. Today it was verified via the thermostat to be unit#4. While on the roof I cycled #5,#4,#3 and #2 through a heat cycle. Unit#2 was short cycling due to a failed flame sensor wire and this was replaced today. Unit#4 was checked for proper heating function with no deficiencies discovered today. Both unit#4 and unit#2 had no CO present in the supply or return ducts. There was also no CO detected in the occupied space. The new flame sensor wire is a factory part that was sourced and brought on-site today. The flame sensor wire replacement is covered under a one year parts and labor warranty. Arrived to do a performance maintenance. Started inspection inside and measured a temperature split between return and supply air. Measured power consumption of the blower motor and checked system for cleanliness. Found bacterial growth present on the condensation pan for the evaporator coil. Performed a static pressure test and found that the system is operating within manufacturers specifications. Went outside and verified system refrigerant charge. Verified operation of all mechanical and electronic components of the condenser. Rinsed coil free of debris. Spoke with homeowner about the system. Air conditioning system is operational at this time.

Customer called stating system was not cooling. Upon initial inspection it was found that coil was frozen, thawed coil and restarted AC. After having AC on pressures were low, and coil was right at freezing, high side pressures and sub cool were good but low side was low with high super heat. As unit continued to run pressure built on low side but appeared to still be low and coil was hovering above freezing. Added .8 lbs of refrigerant and low side pressure and coil temp were back up to an acceptable range. Super heat decreased but still a high split due to suction line running at 80 degrees. Inspected coil again and noticed TXV was butted up right against coil door. Removed insulation and found the back quarter and tail of sensing bulb were inside coil case hence preventing the TXV from functioning properly. Adjusted TXV location and insulated it and line temp slowly started coming down. System is cooling, asked customer to monitor over the weekend and told him to call if needed othe

During this visit I checked the thermostat, the unit that serves the baby room and a quick look at the neighboring unit. The unit that serves the baby room is presenting an obstruction in the refrigerant circuit. This unit is 16yrs old. I will be speaking with Tracy tomorrow regarding the findings from today’s visit. There is a possibility that recovering the refrigerant, removing the thermal expansion valve, attempting to clear the obstruction with nitrogen, installing a new filter drier and expansion valve then vacuuming the system and recharging may clear the obstruction. Traci will be back in the office tomorrow and I will contact her. The manager on duty today was informed that the unit is functioning however it is not functioning to full capacity and the thermostat should have the fan setting on “auto” to prevent blowing humidity back into the conditioned space after the A/C mode turns off. Customer called saying geosystem wasn’t cooling properly. Tested electrical and refrigeration aspects of unit and were good. Unable to assess ground source portion of unit for not having proper equipment. Did notice the breaker was tripped and turn back on. System operating properly upon departure.

During this visit I performed A/C checks on five rooftop units. All five units were checked for proper cooling functions. The motors were checked for bearing wear as well as amp draws. The units all have belt driven blower motors and they were in excellent condition. There are extra belts inside of the blower compartments for these units. The coils were cleaned and then drains were cleared. These units are 17yrs old and functioning properly in cooling mode. There are no recommended repairs at this time. I did not change the filters today and they do have a filter service that does change them. The air filters in all five units are clean. Thank you, Jon Tech notes: I manually cleaned the coils due to the hose bib in the mechanical room not supplying water after many turns. Oh, this job I was showing up for a routine maintenance. Static pressure looked well within manufacture specifications. All electrical components were functioning properly. All safety and limit switches were operating perfectly. Blower wheel was a bit dirty and the system itself has no surge protection. I brought this up with the homeowner. However, we will not be taking any action at this time.

Upon arrival checked all operations and electrical components. Static pressure was high, and the blower wheel was starting to become dusty. We have a supervisor arriving sometime today. We also noticed heat stress on the heat exchange. Recommended an electrostatic and Uv light filter to customer as well as a blower clean. Customer is holding off until spring for now.

During this visit I discovered that the rooftop unit that serves the main foyer and the infant care room was not completing the heat start-up procedures. The pressure switch had snapped at the outlet port. This may have been due to the age of switch and it’s exposure to normal vibrations (the plastic was aged and brittle). The new pressure switch was sourced and picked up during this visit. The pressure switch was replaced and confirmed to be functioning at the same values as the original. Upon arrival we evaluated the system and found out it would not operate in any operations. We evaluated the air code and found that the micro processor and control board failed. Upon customers approval we will replace the control board and micro processor will be in on Wednesday and we will perform work on same day.

On this job, I was responding to a call for no heat. However, when I arrived a homeowner, let me know that the heat kicked on, but there was an issue with the fan. When the system was set to run fan only, it was hard to tell that it was on because the speed was so low. It would appear as if when one of the install guys came out to Put in a new board they did not change the dip switch settings. I rose the speed of the fan using the dip switches so that it was pushing an adequate amount of airflow. I made sure it ran on heat cooling and then back to fan before I left . Estimate

Today I talked with customer about a better filter to help protect the system and improve air quality. Customer is holding off on having the electrostatic filter installed. 10/18/23 During this visit the repairs listed below were completed and new parts were checked for function. Unit #3 was checked today (the other four yesterday) now that the blower motor is functioning in heat mode. There was no carbon monoxide in the supply duct and the temp split is in range. There was two stoppage moments during this visit due to rain. This is reflected in the total time listed below. Thank you, Jon Tech notes: unit #3 temp rise 57 (127-70), no CO in supply, *the new module has been updated by the manufacturer since the unit was made. The L1 terminal was removed and IND is now the proper place to land the former L1 wire. This is a parts only subtotal estimate for the repair of items discovered during the fall maintenance. Hourly labor will be added to this subtotal at the completion of the repairs listed at a rate of $139 per hour.
