This morning I arrived and Shannon directed me to the two unit heaters that were not functioning. The first unit would not hold the pilot light and the thermocouple was tested and replaced. The unit heater returned to normal function after the repair. The second unit heater held a pilot light and function normally. It was not functioning today due to the gas having been turned off in the past and the pilot light needed relit. This unit heater is a reznor and is located in the bay door area of the shop. Both of the unit heaters today were checked for proper draft, heat exchanger health, fan motor bearing wear and each was cycled on and off after they were back in service. While they are in good condition I do recommend a carbon monoxide detector in the occupied areas due to the age of the equipment. Thank you, Jon Tech notes: new t-couple Dayton//S/N C7942790. Found gas leak on unit heater. Tightened gas leak and ran system checked for any more gas leaks and found none. Checked all rtus for gas leaks and found no leaks at this time. All units are running. Checked with customer to verify there is no more gas smell they didn’t smell anything and systems have been running for 2 hrs.
Today two unit heaters had a gas line fitting replaced. The Northeast unit heater had a 1 1/4” to 1” elbow replaced. The unit heater next to the office had a 1” to 3/4” reducer replaced. These fittings were requested to be replaced by Matt. Previously the gas to all of the building had been turned off by the gas company due to the N.E. Unit having a leak that was before the unit’s gas shut-off. Matt will be contacting spire to return and perform a pressure check on the building’s gas lines due their shut-down of the whole building. I did advise Matt how to reset the units at the breaker box and the hanging unit heater’s (3) equipment switches. Thank you, Jon Tech notes: client supplied fittings were used. The heat exchangers were checked on both units.

Arrived to do a performance maintenance. Set up for combustion analysis and static pressure tests. Found that the system is operating with failing static pressure. Reached out to a field supervisor to provide up to date pricing on static pressure repairs. Verified operation of all mechanical and electronic components in the furnace. Cleaned the flame sensor and retested its performance. Checked blower for cleanliness and to see if there is any play in the bearings. Found that the blower wheel is heavily coated in debris. Checked systems heat exchanger to ensure proper venting of flue gas. Found that the heat exchanger is heat stressed, showing hot spots. Checked for carbon monoxide in the air stream. Performed an electronic gas leak search. Spoke with homeowner about the system. Furnace is operational at this time.

Arrived to do a performance maintenance. Started inspection inside and measured a temperature split between return and supply air. Measured power consumption of the blower motor and checked system for cleanliness. Found that the evaporator coil is heavily coated in bacterial growth. Performed a static pressure test and found that the system is operating beyond manufacturers specifications. Adjusted fan speed to the proper setting and found the system is still operating with failing static pressure. Reached out to a field supervisor to finish the diagnosis on the systems static pressure. Went outside and verified system refrigerant charge. Verified operation of all mechanical and electronic components of the condenser. Rinsed condenser coil free of debris. Spoke with homeowner about the system. Air conditioning system is operational at this time.
Completed heating maintenance for RTU 1,3,4, and 5 RTU 1 was frozen up on the second circuit. I recommend leak search. Model number for RTU 1 is KGA120S4BH3Y and serial number is 5613K04858. RTU 2 was not able to complete heating maintenance due to major electrical issues. Model number for RTU 2 is KGA150S4BH2Y and serial number is 5613K4892 RTU 3 has a leak in refrigerant. Recommend leak search. Model number for RTU 3 is KGBP124S4DW1P and serial number is 5617D03992

Upon arrival I began the AC tune up. First, I did a static pressure test on the system. The manufacturer has the system rated for a maximum static pressure of .5 and the test on your system is reading at .68 which is failing over the max rating. I then checked the running amps on the blower motor which was within specifications. The blower wheel looked pretty clean to me. The temperature split in the home is at 20 degrees which is within specs. I then went to the outdoor unit and cleaned all the cottonwood off the unit. Then I checked the refrigerant charge and it looks great.the charge is well within specifications. The running amps on the compressor and fan motor are both within specs. The dual run capacitor is within specs on both sides. This system is cooling the home properly at this time. Homeowner opted to sign up for the new SmartAC Family Club Membership. Arrived. Customer explained that the toilet was clogged and wouldn’t flush. Upon inspection of the toilet wouldn’t flush but it would not go all the way down. Attempted to run toilet auger but wasn’t able to reach the clog. Call customer and explained that I needed to pull the toilet in order to get my auger down the drain line. Customer approved pull and reset fee and I went ahead and pull the toilet off and ran 300 down the toilet line clearing the blockage. Put toilet back on and flushed four or five times with no issues line is open. And flowing. Customer informed me of a crack on the back of the toilet that have been there prior to me being there and the crack was letting water seep out. Use the toilet wax to seal crack in the back of the toilet and customer stated he was going to go out and get a toilet and install it today other than that everything else is good
Arrived. Customer explained that one of their Break room sink was not draining properly. Upon inspection after about a minute I’m running to sync it would fill up and drain very slowly. Drained water and unhooked trap and ran backpack auger about 50 to 60 feet into the drain line and clearing the blockage. Hook trap back up and ran hot water down the sink for about 15 minutes with no back ups occurring. Line is open in flowing

Checked all operations in the cooling mode and inspected the furnace filter. Checked the static pressure and found it was failing at this time. Checked all electrical and refrigerant components in the system. Today we found the capacitor was failing the refrigerant levels were off and the unit had gotten pretty dirty. We were unable to get with homeowner to go over the issues and repair cost at this time.
