DATE: 8/26/24 Detailed description of what was done today: arrived at home and spoke with you about reason I was called today, Which was an inspection and water heater flush. After completing five star and doing fall inspection of home, I presented a wear and tear list and also mention the perfect service family membership. As well as vitals chat. Her water failed so we’re sending out a supervisor later today, so I got it started on the water heater, flush clear in all sediment out of bottom. Collecting signatures and headed out. Wear and Tear: -MEV, kitchen, faucet, sink, P-trap drain. After reviewing the entire house I went over everything with Sue to ensure they understood everything going on in the house and what could be done to address it. Performed annual cooling maintenance. Found that the system had extremely high static pressure and customer didn’t wanna do anything about it at this time. Recommended leaving dampers all open and he said he will not be doing that cause he wants to get more air upstairs. Recommended zoning to the system, but he wasn’t interested in hearing about it
8/12/2024 Upon arrival, talked to the customer and went ahead with my inspection. Ended up finding the PRV had failed. Going to come back next week and check it again after they’re done messing with the Watermain. Came out to unclog drain line from a kink we had left on the line unit is now flowing properly
Upon arrival I began the AC tune up. I started down in the basement at the furnace. I checked the running amps on the blower motor and it was within manufacturer specifications. The blower wheel itself looked pretty clean to me today. I also did a static pressure test on 5r system. The system is rated for a max of .5 and my test showed it to be at .7 which is significantly better than where it was before the airflow improvements. I checked the temperature split between the return air temp and the supply air temp and I had a nice 17 degree split. I cleaned the outdoor unit off with water before taking any readings. The running amps on the compressor and fan motor are both within specifications. The refrigerant charge looks good. Subcooling target was spot on for your system. On this job, I was showing up due to some water pooling up around the furnace. After checking the system, it was clear that water was backing up into the drain pan and down the sides of the furnace as well as the inside of the furnace. I installed a new drain line And sealed some of the cracks in the furnace box. Everything is running good at this time. At some point a UV light might be utilized to clean out the bacteria in the furnace.

Upon arrival I began the AC tune up. First, I did a static pressure test on the system. The manufacturer has it rated for a maximum of .9 and your system is testing well below the max at .5 which is great! Next, I checked the running amps on the blower motor and it was within specifications. The blower wheel itself looked pretty clean to me today. I then went to the outdoor unit and cleaned the cottonwood off the AC. I checked the running amps on the compressor and fan motor and both were reading within specs. The dual run capacitor on the unit was within specs on both sides. Lastly, I checked the refrigerant charge and it was spot on with a subcooling target of 11 degree and it’s right at 11 degrees subcool which is perfect for your system. Showed customer static problem and fixed blower speeds. We discussed issue and options. Customer would like to review finances with wife and might look to do 1 Star airflow option and see how far we can get the static down from there. Customer has system off and will run system at 75 or higher when they need to run it.

Arrived to remedy a system that took an extended period of time to cool the home. Checked system performance and found it operating within factory specifications. Double checked the refrigerant levels and fan speeds. Determined that the system is operating properly there was just an excessive heat and humidity load on the system.
Arrived for repair. Thermostat set to 68 reading 72 checked temp split getting about 20. Checked temp with Gauges all readings are in spec For 80° day Double check blower, speed, motor settings Within range, I believe according to chart check various templates away further into the supply still at 48° Check vents upstairs we have one in the living area that’s blowing real faint check the temperature on it. It’s boring at 55° but it’s little faint. Customer would like to schedule a field sup out to get duct work looked at temps at 71 and falling Estimate

Arrived for no cool. Checked thermostat. Turned to cool. Checked furnace. It’s blowing and calling for cool. Checked condenser. Fan running slow. Looked at capacitor and it was bubbled at top. Went to check readings and capacitor literally popped and started leaking out. Quoted customer for capacitor replacement. She authorized and I replaced capacitor. System is now cooling

4/29/24 Sent out today to Jennifer’s in regards to their annual membership plumbing inspection. Upon arrival I was greeted by Jennifer who I went over the purpose of today’s visit with and answered any immediate questions they had to help set expectations. Jennifer opted to not have the water heater flushed today. VITAL READINGS: -Total Dissolved Solids (cold): 285 ppm -Total Dissolved Solids (hot): 367 ppm -Water Pressure Static: 69 psi -Water Pressure Faucet Open: 55 psi (w/ prv) -Water Temp Setting: 120 F -Water Temp Output: 122 F -Water Hardness: 5 grains of calcium per gallon -Water Quality: in line ionizer -Water Heater: tankless 2021 Rudd w/ expansion tank -Water Lines: copper -Drain Lines: pvc, abs, cast OBSERVATIONS: BASEMENT (main entrance, pressure regulator, tankless, sump pump, laundry) - 15 lb swing pressure regulator has failed and has leaked in past -tankless water heater from 2021 Ruud MAIN FLOOR (kitchen, 1 bathroom) -new shutoffs in bathroom and kitchen WEAR
