Came out here for a furnace tuneup everything on the unit checked unit was about a year old checked amps for the inducer and the blower both were good blower wheel was clean cleaned out flame sensor replaced filter for the customer and ensure that the heating cycle is working perfectly fine for her. Came out for a three system maintenance and a mini split mini split and the two upstairs unit worked perfectly fine. Static pressure was reading. Good on both of the units. Amps were under the max blower Wheels look fairly decent cleaned out flame sensor on both replaced filters on both ensure that all operations within the furnace cycle was working perfectly fine on the downstairs unit the older one of the three first thing off the bat it was leaking water and backing up from the drain line which was concerning because caused the unit to struggle while running also got ppm readings within the ductwork itself and heat exchanger was leaking really really bad. Arrived to customer for a Furnace tuneup, And during the process we received a high call on static pressure along with discovering a dirty blower wheel. All other components met within factory specs.
12-2-24 Suite 209 Office with thermostat for heat/cool is not working properly northeast office. Michelle and I checked the thermostat it does bring heat on and also does bring cooling on. It may be a little bit out of calibration, but is working. Check pneumatic thermostat these thermostats have a good 10° range. This one here has two stage heat one stage cool. Cycle the unit in heat mode it does bring first stage and second stage heat on along with the blower. This blower does not run all the time. It only comes on when there is a call for heat. I also checked the cooling mode, which came on about 10° below the room temperature. Today the unit seems to be working however, if it does fail again, Michelle will give us a call and I’ll get over a little quicker and we can check it. These are old systems and sometimes they’re moody.

Today I met Michelle and she brought me to the middle office on the north side. The excess airflow through the supply register on the exterior wall side was the concern. The supply takeoff for this register does have a damper located at the main duct trunk. This was partially closed to decrease the volume of air through it. The occupant of the office was then asked if it was acceptable. The break room register was opened to account for slowing air through the middle office register. There was also a concern about some material falling from the heating ducts. I checked the material and found it to be rust. I spoke with an occupant of one of the offices and she reported that it had slowed. I checked the registers and ducts. I believe that it is a byproduct of first of the year start-up along with the recent filter changes that may have caused this. We were the fifth company to come out and bid this job. This entire line needs to be replaced however it’s 130 feet long and 8–13 feet deep. The tap that connects to the city sewer is also broken and needs to be replaced. The homeowner said he got a quote which he showed me from Brightside plumbing to conduct 120 foot trench and 30 foot pipe burst for 10,000 even.

Arrived to do a 4 system performance maintenance. Set up for combustion analysis and static pressure tests on each furnace. Found that the kitchen and attic systems are operating with failing static pressure. Verified operation of all mechanical and electronic components in each furnace. Cleaned the flame sensors and tested their performance. Checked blowers for cleanliness and to see if there is any play in the bearings. Found that the 3 older furnaces have dirty blower wheels. Checked systems heat exchangers to ensure proper venting of flue gas. Found that the heat exchanger for the master bedroom is dangerously rusty. Found that the other two furnaces heat exchangers are showing signs of age and wear. Reached out to a field supervisor to double check the heat exchanger and finish the diagnosis on the systems that have failing static pressure. Checked for carbon monoxide in the air stream for each system. Verified operation of humidifiers and replaced panels. Found that the entry way

10-15-24 Suite 200 heats not working. Found the air handler pressure switch was not closing to bring on the blower and also the electric heat. Made an adjustment on the pressure switch that’s on the blower unit. Blower came on electric key came out after. Made adjustments on the airflow. System should work, but there is we may need to lower the blower speed, but the problem with that is it may not close the pressure switch to bring out the heating elements. We’re going to see how that works out.
After checking the furnace, it was clear that the inducer was having major issues pulling a suction. It was over and beam by more than triple. It’s recommended amps, and it sounded as if it blew a bearing. Because of this, I checked the heat exchanger and sure enough it was full of holes and cracks. This is not Surprising considering the age of the unit. Best option would be to replace a full system but just a furnace would be needed at this time. Homeowner is going to do some research and let us know. We might be able to lower the price a bit more Based off of other offers
Completed heating maintenance. Mtar suit has had two heat vent shut off. Need to figure out why it was cut out of the numatic system and capped. Is there a reason for being capped off in the one office. If no reason we need to return and hook back into the system so they can have heat in one office
