Went for a maintenance call today. When going to furnace tested for static pressure. System was failing adjusted blower speeds and replaced filter. Static is passing after retesting with supervisor. All electrical components are passing for system. Temp split is passing. UV light does need to be replaced in 85 days. No further wear and tear thank you for choosing LBA services.

Came out here for a furnace tuneup. Upon arrival tested static pressure static was failing. I did inform the customer on static said look at the rest of the unit filter was clean on the unit. I cleaned out flame sensor. I took amps on the inducer and the blower motor. Both are good. Wheel was a bit dirty and customer was informed about that. All wiring was all good and tight pressure switches were all clear, no changes were made to the unit. Thank you for choosing LBA services. - Ramon

Went for a furnace inspection today. Did a static pressure test, it failed. Did a carbon monoxide leak test, no leaks. Heat exchanger in ideal condition. Did a gas leak check, no leaks. Combustion analysis test passed. Gas pressure met factory specifications. Pressure switch passed. Filter and ducts are clean. Temperature split between the supply and return duct passed. Inducer motor amperage passed. Blower wheel is clean and blower motor amperage passed. Thank you for choosing LBA services!

Finished light maintenance on all rtus

Came out for a furnace tuneup found out of the unit had a breach in the heat exchanger and was leaking carbon monoxide. Had to read tag unit good supervisor is out now and taking a further look.

Arrived to customers for an Furnace tuneup in during the inspection. We received a high call on static pressure. All other components met within factory specs.

Upon arrival found temperature and pressure valve leaking. Replaced TMP valve cleaned up work area did not collect.

Inspected heat exchanger no wear and tear. Cleaned out flame sensor, pressure switch hose, and drain line was clean. Went for a maintenance call today for furnace. When going to furnace tested for static pressure. System was passing for static pressure. Did a Cfm count for system passing for both supply and return. Did a carbon monoxide test. No co was detected when testing, heat exchanger had no wear and tear. Did notice blower wheel had dust building up. All electrical components pass for manufacture specifications. Cleaned out flame sensor, pressure switch hose. No further wear and tear. Did notice water heater wasn’t in greatest condition. Age of water heater is 2007. Will send estimates to customer for replacement. Thank you for choosing LBA services-Johann.

Sent quote for water heater and air purification.

Craw space was wet. Did change out control board. Unit still is giving the same code 68

Went for a tune up. When going to furnace had high static readings for system. Did a carbon monoxide test, when testing did get a carbon monoxide reading. Retested with a supervisor with customer permission. Still had a carbon monoxide readings. Red tagged system customer signed. System will be replaced Thursday.

Sold bronze 80 system

11/12/24 - Completed a full heating maintenance on one RTU. The filter was changed, the heat exchanger was checked, and proper operation was tested. Overall, the unit was in good condition, it was running well, and there were no issues found at this time.

Returning for two star ductwork repair and a circuit board replacement

Arrived to do a performance maintenance. Got situated in the crawl space with tools and lights. Started setting up for static pressure and combustion analysis. Found that the system would not run. Control board was presenting a communication fault with the fan for the system. Tested the blower motor to ensure it is operational. Determined that the control board has failed on the fan circuit. Spoke with field supervisor about the issue while they were looking into the poor connections of the ductwork. Field supervisor went over repair solutions with homeowner. System is inoperable at this time.

Called and quoted $120 for humidifier repairs. Customer accepted.

Found existing sediment filter leaking at fittings. Had to replace due to twist it out threads. Cleaned up work area did not collect.
